What does a smart thermostat actually do?
A thermostat is the control for your heating and cooling. It reads the temperature where it's mounted and tells the furnace, air conditioner, or heat pump when to start and stop. A smart thermostat does that same job and adds a few things a basic one can't:
- Schedules that match your week. Set the house back while you're at work and have it comfortable again before you get home.
- Control from your phone. Adjust the temperature from wherever you are.
- A record of how the system has been running. Run times and history help us spot a problem earlier when you call about one.
- Proper staging control. Two-stage and variable-speed systems can run at more than one output level. The right thermostat lets the equipment do that instead of forcing it to run full blast every time.
What a smart thermostat doesn't do is fix an equipment problem. If your system short cycles, runs warm, or can't keep up on a July afternoon, a new thermostat won't change that. Our thermostat repair page covers how we tell a control problem from an equipment problem. And if one floor is always the wrong temperature, that's usually a question for our HVAC zoning systems page, not a new thermostat.
When does a smart thermostat make sense?
Here's when homeowners in Buford, Suwanee, Cumming, and Flowery Branch usually ask us about one:
- Your old thermostat is failing. If the screen is fading or it won't hold a setting, it's worth asking about a smart model while a technician is already there.
- You're replacing the system. A new system is the right time to decide on controls. With the two-stage and Daikin Fit variable-speed systems we install, the thermostat has to be able to talk to the equipment properly. Some variable-speed systems are designed to work with the manufacturer's own control, and we'll tell you when that's the better choice than a third-party smart thermostat.
- Your schedule isn't the same every day. Shift work, a home office three days a week, kids' activities. A schedule you can change from your phone beats one you have to reprogram at the wall.
- You have a second home or a rental you manage. Being able to see and adjust the temperature remotely is worth a lot when you're not there.
- You tried to install one yourself and the system started acting strange. More on that below.
When it doesn't make sense: if your system is on its last legs and you're planning to replace it soon, we'd rather you put that money toward the new system and choose the control as part of the proposal. We'll say so.
What goes wrong with smart thermostat installations?
Most of the smart thermostat calls we take aren't about the thermostat being broken. They're about it being installed or set up wrong. The common ones:
No common wire
Most smart thermostats need constant power from a wire called the C wire, or common wire. Older homes often don't have one run to the thermostat. Without it, the thermostat tries to pull power through the equipment, which can cause the screen to reboot, the system to click on and off, or the thermostat to go dead at random. We can run a new wire or add a proper power adapter at the equipment, depending on the house.
Heat pump set up as a furnace
A heat pump heats and cools with the same outdoor unit, and it uses electric heat strips as backup in a cold snap. If the thermostat is configured as if the house had a gas furnace, you can end up with cold air in heating mode or the heat strips running far more than they should. This often shows up on the power bill before anyone notices the setting. Our heat pump team sees it often.
Wrong system type or staging
Two-stage and variable-speed equipment need the thermostat to know how many stages it controls. Set up as single-stage, the system either runs at full output all the time or never reaches the higher stage. You paid for comfort features you're not getting.
Bad location
A thermostat in direct afternoon sun, next to a supply vent, or on a wall shared with the garage will chase the wrong temperature all day. Moving it a few feet is sometimes the whole fix.
Wi-Fi and app problems
A thermostat that drops off the network still runs the system, but you lose the schedule changes and remote control you bought it for. Range, router settings, and firmware all play a part. We set it up on your network and confirm it stays connected before we leave.
How does Southeast install a smart thermostat?
- Tell us what you have. When you book, let us know whether your home has a furnace and AC, a heat pump, or a mini-split, and what you want the thermostat to do. If you're not sure, a photo of the old thermostat's wiring helps.
- We confirm compatibility first. Before anything is ordered or unboxed, a technician checks the equipment type, the number of stages, the wiring at the thermostat and at the equipment, and whether a C wire is present.
- We install and wire it correctly. That includes running a C wire or adding a power adapter if needed, and mounting the thermostat where it will read the house accurately.
- We configure it for your equipment. System type, stages, heat pump settings, fan behavior, and any features your equipment supports.
- We test every mode. Heating, cooling, fan, and backup heat on a heat pump, so you know it all works before we leave.
- We set up the app with you. Wi-Fi, the account, a starter schedule, and a walk-through so you're comfortable making changes on your own.

What does smart thermostat installation cost?
Here's what we can and can't tell you before we've looked at your system:
- We don't publish a flat price for thermostat installation. The right thermostat depends on your equipment, and the labor depends on whether a C wire needs to be run. You get a written quote before any work starts, not a number guessed over the phone.
- If we're already there for a $79 diagnostic and the thermostat turns out to be the problem, we'll quote the replacement on the spot. The diagnostic is typically charged.
- If the thermostat is part of a system replacement, it's included in that proposal. Service Finance options apply to the project, including 18 months at 0% interest, with credit approval; see financing terms. Our HVAC replacement page explains how the proposal comes together.
- Southeast Family Plan members get priority service and 15% off qualifying repairs, and the plan's two yearly visits keep the equipment behind the thermostat in shape.
Our pricing is competitive and fair. We won't claim a smart thermostat will cut your bill by a certain percentage, because that depends on how you use it. What we will promise is that it'll be wired and set up right.
Not sure whether your equipment can even use the staging features a smart thermostat offers? Our guide to single-stage, two-stage, and variable-speed systems explains the difference in plain language.
