Ductwork run above a drop ceiling

Thermostat repair is finding out why the control isn't running your system correctly and fixing that, whether it's power, wiring, settings, or the thermostat itself. Southeast repairs thermostats across Buford and the surrounding communities, starting with a diagnostic visit.

Is it the thermostat, or is it the system?

This is the first question on every thermostat call, and it's the one that matters most. The thermostat is a small control that reads the room temperature and sends a low-voltage signal to your furnace, air conditioner, or heat pump. When the house is the wrong temperature, the thermostat gets blamed first because it's the part you can see. Often it's innocent.

Thermostat repair covers the control side: the thermostat, its power supply, the thin wires that run from it to the equipment, and the settings that tell it what kind of system it's controlling. If the thermostat is sending the right signal and the equipment isn't responding, that's an equipment repair, and we'll tell you so. Our HVAC repair page covers that side. The good news is that the same $79 diagnostic visit answers both questions.

Thermostat repair also isn't the same as an upgrade. If you want schedules and phone control, that's a smart thermostat installation. If the problem is that one floor never matches the other, it's more likely a zoning question than a thermostat one.

What should you check before you call?

A few thermostat problems are genuinely homeowner fixes, and we'd rather you try them first than pay us to change a battery. These are safe to do:

  • Batteries. If the screen is blank or dim and the thermostat takes batteries, swap them. Even some hardwired models keep a backup set.
  • Mode and setpoint. Make sure it's set to heat or cool, not off, and that the set temperature actually calls for the system to run. It happens.
  • Hold and schedule. A schedule or a vacation hold can override the number you just entered. Clear the hold and see if the system responds.
  • The breaker. Check that the breaker for the furnace or air handler hasn't tripped. Many thermostats get their power from the equipment, so if the equipment is off, the thermostat is too.
  • The filter. A badly clogged filter can trip a safety switch that shuts the system down and leaves the thermostat looking like the culprit.

Beyond that, stop. Anything behind the wall plate, inside the equipment cabinet, or involving wiring should be handled by a technician. If the simple checks don't help, that's when to book. And if it's the middle of a cold snap or a heat wave and the system is completely down, our emergency HVAC page explains how we handle urgent calls. Either way, we try to answer calls 24/7 and aim to respond within 24 hours, but arrival depends on demand, weather, and where you are.

What usually goes wrong with a thermostat?

After enough service calls in Buford, Sugar Hill, Braselton, Hoschton, and Gainesville, the same causes come up again and again:

Power problems

Dead batteries, a tripped breaker, or a blown low-voltage fuse in the equipment. The fuse is a small one on the control board that protects the wiring, and it blows when a wire shorts. Replacing the fuse without finding the short just means it blows again.

Loose, broken, or miswired thermostat wires

The wires behind a thermostat are thin, and they get nicked when a thermostat is swapped, a wall is painted, or a pest gets into the attic. One loose wire can mean no cooling, no heat, a fan that never stops, or a system that runs constantly.

Wrong settings for the equipment

A thermostat has to know what it's controlling. A heat pump configured as a furnace can blow cold air in heating mode or run its electric heat strips when it shouldn't. Two-stage equipment set up as single-stage never gets its second stage. These are setting fixes, not parts, and they're common after a do-it-yourself replacement.

Bad location

A thermostat in afternoon sun, near a supply vent, or on an exterior wall reads the wrong temperature and makes the whole system chase it. Sometimes the right repair is moving the thermostat.

The thermostat itself

Sensors drift, displays fail, relays inside wear out. When the thermostat has power, the wiring is sound, and the settings are right, but it still won't call correctly, it's time to replace it. We'll quote the replacement in writing, and we'll tell you if a basic model will do the job.

Wi-Fi and app trouble

A smart thermostat that has dropped off your network still runs the system from the wall, but the app stops working. Router changes, range, and firmware updates cause most of these.

How does Southeast repair a thermostat?

  1. Book by phone, text, or online. Our office calls or texts to confirm the appointment. A request isn't final until it's confirmed.
  2. A technician runs the $79 diagnostic. We listen to what you've noticed, then check power at the thermostat, test each wire and the signal it's sending, confirm the settings match your equipment, and watch how the system responds when the thermostat calls. Our article on what the $79 diagnostic covers walks through it.
  3. We explain what we found, once, in plain language. If it's a setting, we fix it and show you what changed. If it's wiring, we repair it. If it's the thermostat, we tell you why.
  4. You get written options before any work starts. When a replacement thermostat is the answer, we'll offer a basic model or a smart one and explain the difference. No pressure either way.
  5. We test every mode before we leave. Heating, cooling, fan, and backup heat on a heat pump.

Heat pumps deserve a special mention. They rely on the thermostat to switch between the heat pump and the electric heat strips, and a control problem can look like a broken heat pump. If the diagnostic points at the equipment instead, our heat pump repair team takes it from there.

What does thermostat repair cost?

  • The diagnostic visit is $79. It's typically charged. We don't advertise it as waived, because we don't want to promise something the office can't honor every time.
  • Setting fixes and wiring repairs are quoted after the diagnostic, in writing, before we do the work. Many thermostat repairs are small jobs, but we won't quote one over the phone.
  • If the thermostat needs replacing, the quote covers the thermostat and the labor to wire and set it up. If you'd like to step up to a smart model, we'll price both.
  • Southeast Family Plan members save 15% on qualifying repairs, get priority service, and pay no after-hours charge. Membership is $149 a year for the first system and $109 for each additional one.
  • If the diagnostic finds an equipment failure instead, we'll walk through repair versus replacement honestly. We don't use age alone; we look at repair cost, installation quality, overall condition, and what's likely to fail next. If replacement makes sense, Service Finance options are available with credit approval; see financing terms.

Our pricing is competitive and fair. We'd rather explain the number than hide it.

Frequently asked questions

How much does a thermostat repair visit cost? +
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed. The repair or replacement itself is quoted in writing after the diagnostic.
Why is my thermostat blank? +
Usually power: dead batteries, a tripped breaker at the furnace or air handler, or a blown low-voltage fuse inside the equipment. Check the batteries and the breaker first. If it's still blank, book a diagnostic. A blown fuse usually means a wire has shorted somewhere, and that needs to be found, not just replaced.
My thermostat says 72 but the house doesn't feel like it. Is it broken? +
Not necessarily. The thermostat reports the temperature where it's mounted, and that spot can be sunnier, draftier, or closer to a vent than the rooms you live in. It can also be sending the right signal to equipment that isn't keeping up. We test both the control and the system on one visit. One floor that's always off is often a zoning question.
Can I fix my thermostat myself? +
You can safely change the batteries, check that it's set to heat or cool, and make sure a schedule isn't overriding you. Wiring, compatibility, and anything behind the wall plate should be handled by a technician. If the simple checks don't help, book a diagnostic.
Do you service all thermostat brands? +
We service all major HVAC brands and the thermostats that control them, including thermostats we didn't install. We do not service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units.
What happens after I book online? +
Our office calls or texts to confirm the appointment. A request is not final until it is confirmed. If your system is completely down or the situation is urgent, call (770) 265-8308.
