Dirty filters replaced during a maintenance visit

HVAC maintenance is a scheduled visit where a technician inspects, cleans, and tests your heating and cooling equipment before the season hits. Southeast offers a $49 seasonal tune-up and the Southeast Family Plan in Buford and the surrounding communities.

What does an HVAC tune-up actually include?

A tune-up isn't a quick look and a filter swap. It's a working visit. Depending on the season and your equipment, our technicians cover:

  • Cooling checks: refrigerant and temperature evaluation, cooling performance, condenser-coil cleaning, and condensate drain cleaning so the drain line doesn't back up in July.
  • Heating checks: heating safety and performance, heat-exchanger inspection, burner and gas checks on gas furnaces, heat-strip checks on electric heat, and heating and defrost checks on heat pumps.
  • Electrical and operating checks on every system, plus a standard 1-inch pleated filter change on Family Plan visits.

The point is simple: catch a weak part, a dirty coil, or a safety issue while it's still a small fix, and confirm the system is ready for the weather that's coming. The seasonal tune-up page lists the full cooling and heating checklists.

When should you schedule maintenance?

Twice a year is the rhythm we recommend: once before cooling season and once before heating season. In North Georgia, that means spring for the air conditioner or heat pump and fall for the furnace or the heat pump's heating side. Booking before the first real heat wave or cold snap also means easier scheduling.

A few other good times to call:

  • You just bought a home and don't know when the system was last serviced.
  • You had a breakdown last season and want to avoid a repeat.
  • You've been skipping filter changes and want a reset.
  • Your system is older and you'd like an honest read on its condition. Our HVAC system inspections are built for that question.

What happens when maintenance gets skipped?

Nothing dramatic at first, which is the problem. The common outcomes we see on service calls:

  • A clogged condensate drain backs up and shuts the system down, or leaks water in the closet or attic.
  • A dirty condenser coil makes the outdoor unit work harder in the heat, and parts wear faster.
  • A weak capacitor or a failing contactor goes unnoticed until it quits on the hottest week of the year.
  • On a gas furnace, a heat-exchanger or burner issue goes unchecked. That's a safety inspection we don't think anyone should skip.
  • Restricted airflow from a neglected filter stresses the blower and can cause freeze-ups or overheating.

Maintenance doesn't guarantee a system will never break down, and we won't tell you it does. What it does is put a technician's eyes on the equipment before each season, keep it cleaner and running the way it should, and give you a heads-up before a small issue becomes an after-hours call. Our preventive maintenance page goes deeper on what it can and can't prevent.

Tune-up or Family Plan: which one fits you?

We offer two ways to get maintenance, and they're built for different situations.

The $49 seasonal tune-up

One seasonal visit at the current promotional price of $49. You get the seasonal checklist, either cooling or heating depending on the time of year. It's the right choice if you want an immediate check without an ongoing commitment. It does not include a second visit, priority scheduling, a repair discount, or after-hours benefits.

The Southeast Family Plan

The Southeast Family Plan is our annual membership, and more than 1,000 members are already part of it. For $149 a year for your first system and $109 for each additional system, you get:

  • Two maintenance visits a year, one cooling and one heating
  • Standard 1-inch pleated filter changes
  • Condensate drain and condenser-coil cleaning
  • 15% off qualifying repairs
  • Priority service when things get busy
  • No after-hours charge for members
  • A plan that transfers to the new homeowner if you sell

If you'd book two tune-ups a year anyway, or you want someone to call when something goes wrong, the plan is the better fit. If you're not sure, start with a tune-up and ask the technician. There's no pressure either way.

What does maintenance cost?

  • Seasonal tune-up: $49 while the promotion is active.
  • Southeast Family Plan: $149 per year for the first system, $109 per year for each additional system.
  • Repairs found during a visit: quoted in writing before any work. Plan members get 15% off qualifying repairs. Repairs are never something we'll push on a maintenance visit if the system doesn't need them.
  • Larger work: if a visit turns into a replacement conversation, the estimate is free, and Service Finance options are available with credit approval; see financing terms.

Wondering what a maintenance visit can and can't tell you about whether to keep an older system? Our article on repairing or replacing your HVAC system walks through how we decide, and it isn't based on age alone.

Frequently asked questions

The Family Plan includes two visits per year, standard 1-inch filter changes, system inspection and cleaning, condenser-coil and drain-line service, 15% off qualifying repairs, priority service, and no after-hours charge for members.

How much is the Family Plan?

It is $149 annually for the first system and $109 for each additional system.

Can the Southeast Family Plan transfer to a new homeowner?

Yes. The new homeowner should call Southeast so the plan can be transferred.

Is a tune-up just a sales visit?

No. A tune-up is a working visit with a checklist: cleaning, testing, and inspecting. If we find something that needs attention, we'll show you and quote it in writing. If the system is fine, we'll tell you that too.

Does the $49 tune-up cover both heating and cooling?

It covers one seasonal visit: the cooling checklist in spring and summer, or the heating checklist in fall and winter. If you want both sides covered every year, the Family Plan includes two visits.

Will maintenance keep my system from breaking down?

It lowers the odds and catches problems early, but no one can promise zero breakdowns. What we can offer is a technician's eyes on the equipment before each season, priority service for Family Plan members if something does fail, and no after-hours charge for members.
