Our standard diagnostic fee is $79. It covers the visit and finding what’s wrong with your system, then explaining your options with a repair price before any work begins. It’s typically charged and doesn’t include the repair itself.
What is a diagnostic visit, and why is there a fee?
A diagnostic is the visit where a technician figures out why your heating or air conditioning isn’t doing its job. It’s the “what’s wrong” step, separate from the “fix it” step. Our fee for that visit is $79 as of September 2026.
A diagnostic isn’t a tune-up, and it isn’t an estimate. A tune-up is preventive: cleaning, checking and adjusting a system that’s working. An estimate is for replacement. A diagnostic is for a system that’s misbehaving, and its whole job is to find out why.
Why charge for it? Because it’s real work. Finding the cause of a no-cool call means a trained technician, a stocked truck, test equipment and the time to check the system properly instead of guessing. We’d rather charge a clear $79 for that than hide it somewhere in the repair price. It also keeps the visit honest: the technician’s job is to find the cause and explain it, not to sell you something to cover the trip.
We service all major HVAC brands, so the diagnostic doesn’t depend on what’s installed in your home. You can see how it applies to each kind of system on our AC diagnostics, heating diagnostics and heat pump diagnostics pages.
When do you need a diagnostic, and when do you need something else?
Book a diagnostic when something is wrong: no cooling, no heat, water where it shouldn’t be, an unusual noise, a tripped breaker, an error code on the thermostat, or a house that just won’t get comfortable. Those are problems with a cause, and finding the cause is the diagnostic’s job. If it’s after hours and the situation can’t wait, our emergency HVAC page explains how that works.
A few situations call for a different visit:
• Nothing’s wrong, you just want it checked. That’s a seasonal tune-up, not a diagnostic. Our $49 seasonal tune-up covers it while the promotion is active.
• You already know you want a new system. That’s a free replacement estimate. There’s no diagnostic fee for it.
• You’re the Southeast Family Plan member due for a visit. Your two annual maintenance visits are part of the plan.
Before you call, there are a few things you can safely check yourself: make sure the filter isn’t clogged, the outdoor unit isn’t buried in leaves or grass clippings, the thermostat is set the way you think it is and its batteries are fresh. Then note what you’re seeing and hearing. If the problem is still there, it’s a diagnostic. Please leave refrigerant, electrical, gas and anything behind a panel to us.
What can go wrong with a diagnostic visit?
Not on ours, we hope. But here’s what we hear from homeowners, and they explain why we run the visit the way we do.
• A guess instead of a diagnosis. A part gets replaced because it’s the usual suspect, not because it tested bad. The problem comes back.
• A replacement pitch instead of a repair price. The technician skips the diagnosis and starts talking about a new system. You should always get the cause and the repair price first. If replacement is genuinely worth considering, that’s a separate conversation with a written decision framework behind it.
• A repair total quoted before anyone looked. Nobody can honestly price a repair without knowing the cause. We don’t quote repair totals without a diagnosis.
• Surprise fees. Not knowing there was a fee, or an after-hours charge, until the bill arrives.
• Nobody wrote it down. You’re told what’s wrong, but two weeks later you can’t remember what was said or what it would cost. Ask for the finding and the price in writing.
How does a Southeast diagnostic visit go?
1. You reach out. Book online or call or text (770) 265-8308. We try to answer calls 24/7 and aim to respond within 24 hours, though arrival time depends on demand, weather, location and the type of problem. We don’t promise an arrival time we might not be able to keep.
2. The office confirms. We’ll ask for your name, service address, phone, preferred contact method, a description of the system and the problem, and how urgent it is. An online request isn’t final until our office calls or texts to confirm the appointment. The $79 fee is disclosed at that point, along with any after-hours charge if that applies.
3. The technician listens first. What you noticed, when it started, what’s changed. Your description is often the fastest route to the cause.
4. Then tests. The technician inspects the system and tests the components involved until the cause is confirmed, not assumed.
5. You get the answer in plain language. What failed, why, what it takes to fix it and what that costs. If the finding raises a bigger question about the system’s condition, you’ll hear that too, honestly and without pressure. If warranty coverage or parts availability changes the picture, you’ll hear that as well.
6. You decide. Repairs start only after you authorize the price. If you’d rather think it over, that’s fine.
If the repair goes ahead, the same team on our HVAC repair page does the work. If a problem is later caused by our workmanship, Southeast will return and correct it at no charge. We’re family owned and locally owned in Buford, with a 5.0 Google rating across 979 reviews as of September 2026.
What does the $79 cover, and what costs extra?
The $79 covers: the technician’s trip to your home, the inspection and testing needed to find the cause of the problem, and the explanation of your options with a repair price.
It doesn’t cover:
• The repair itself. Parts and labor for the fix are priced after diagnosis and approved by you before any work begins.
• After-hours service for nonmembers. After-hours charges for nonmembers vary, and we confirm them with you before dispatch, never after.
• Waivers. The $79 is typically charged. Any waiver is a case-by-case customer-service decision and is not something we advertise or guarantee, so plan on the fee.
Where members come out ahead: the Southeast Family Plan ($149 a year for the first system, $109 for each additional system) includes priority service, no after-hours charge for members and 15% off qualifying repairs, along with two maintenance visits a year. More than 1,000 North Georgia homeowners are members. If a diagnosis ever leads to a replacement conversation, financing through Service Finance is available with credit approval, and the replacement estimate itself is free.
We accept all common forms of payment, and there’s no credit-card processing fee. For what a labor warranty covers on a repair versus a new install, see our guide to HVAC warranties.

Frequently asked questions
How much is an HVAC diagnostic?
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed.
Do you waive the diagnostic fee if I approve the repair?
Not as a rule. The $79 is typically charged. Any waiver is a case-by-case customer-service decision and is not guaranteed, so please plan on the fee. The repair itself is priced separately after diagnosis and only starts once you approve it.
How quickly can Southeast get someone to my house?
We aim to respond within 24 hours and try to answer calls 24/7, but arrival time depends on demand, weather, location, and the type of problem.
Is there an extra charge after hours?
For nonmembers, after-hours charges vary, and we confirm them with you before dispatch. Southeast Family Plan members don’t pay an after-hours charge.
Do you service all HVAC brands?
We service all major HVAC brands on residential systems. A few equipment types fall outside what we work on, so if you’re not sure yours qualifies, tell the office what you have when you book and we’ll say so up front rather than waste your time.
What happens after I book online?
Our office calls or texts to confirm the appointment. A request is not final until it is confirmed.
