Household Air Quality Testing in Buford & North Georgia

Household air quality evaluation by a Southeast technician: filter, airflow, humidity and ducts, explained in plain language. Call (770) 265-8308.

Dirty filters replaced during a maintenance visit

Household air quality testing at Southeast is a technician's in-home evaluation of the HVAC factors that shape your air: filtration, airflow, humidity, and duct condition. It's part of a diagnostic or IAQ visit, not a lab test.

What is a household air quality evaluation?

Indoor air quality, or IAQ, just means the condition of the air inside your home. Your heating and cooling system is the machine that moves that air, filters it, and controls its temperature and moisture. So when something feels off, the system is the first place to look.

Our evaluation is a hands-on walkthrough of that system by a technician. It happens during a diagnostic visit or an IAQ service call, and it covers the things we can actually see and measure:

  • The filter: type, condition, size, fit, and whether it's installed in the right direction.
  • Airflow at the supply registers and returns, room by room, so we know where the air is and isn't going.
  • Temperature and humidity readings inside the home and at the vents.
  • The indoor coil, blower, and condensate drain pan, checked for buildup or standing water.
  • Duct runs we can reach: disconnected joints, crushed flex duct, and leaks into the attic or crawlspace.
  • Thermostat and fan settings that change how the system handles moisture.

Here's what it isn't. We don't take lab samples, we don't run chemical tests, and we don't diagnose anyone's health. If someone in your home has a medical concern, that's a conversation for your doctor. What we can tell you, in plain language, is what your system is doing to your air and what would change it.

When does it make sense to have your air evaluated?

Most homeowners call us about air quality because of something they can feel, see, or smell, not because of a number on a monitor. Common triggers:

  • Dust settles on surfaces again a day or two after cleaning.
  • Rooms feel sticky or clammy in summer even when the thermostat says the temperature is right.
  • Winter air is so dry you're getting static shocks and the wood floors are creaking.
  • There's an odor when the system first kicks on.
  • One room is always stuffy while the rest of the house is fine.
  • You just finished a renovation, or you just bought the home and don't know its history.
  • You're thinking about buying an air purifier, humidifier, or dehumidifier and want to know whether it would actually help.

That last one matters to us. We'd rather spend the visit finding out that your real problem is a leaking return duct than sell you a piece of equipment that treats the symptom. Homeowners in Buford, Braselton, Hoschton, Cumming, and Gainesville ask for this evaluation for exactly that reason.

What problems does the evaluation usually uncover?

The same handful of issues show up over and over, and most of them are fixable without new equipment.

  • The filter is the wrong size, clogged, or too restrictive. This is the most common finding and the least expensive to fix. Our air filter replacement page explains what to look for.
  • A dirty indoor coil or blower. When dust gets past the filter, it coats the coil and the blower wheel. Airflow drops, and in summer the system struggles to pull moisture out of the air.
  • Standing water in the drain pan. A clogged condensate drain leaves water sitting inside the system. Clearing that drain is part of every Family Plan visit for this reason.
  • Duct leaks. A gap on the return side pulls air from the attic or crawlspace into the system, along with whatever is in that space. A gap on the supply side blows conditioned air where nobody lives. Either one changes what comes out of your vents.
  • Not enough return air. Closed bedroom doors and too few returns starve the system and leave some rooms stale. Sometimes the answer is a jumper duct or a transfer grille, not a new unit.
  • High summer humidity from short run times. An oversized system cools the house so fast that it shuts off before it has pulled much moisture out of the air. Running the fan in the On position can make this worse by blowing moisture back off the wet coil. This is one reason we do a Manual J load calculation, the industry method for sizing a system to the home, on every replacement.

When a duct problem is the main suspect, we'll recommend a dedicated ductwork evaluation and airflow test. Ductwork is never quoted without an inspection.

How does Southeast evaluate your home's air?

You book it like any other service visit, and our office calls or texts to confirm the appointment. On the day, the technician walks the system with you rather than disappearing into the attic. You'll see the readings, hear what they mean, and get the same explanation we'd give a family member.

  1. Listen first. What you've noticed, where, and when. A clammy bedroom at night points somewhere different than dust in the living room.
  2. Check the equipment. Filter, coil, blower, drain, and the readings listed above.
  3. Trace the air. Register-by-register airflow and a look at the accessible duct runs.
  4. Explain the options in order. Free or near-free fixes first, such as a filter change, a fan-setting change, or opening a closed damper. Then repairs like a drain cleaning or a duct reconnection. Then equipment, only where it fits: whole-house filtration, air purification, a whole-home humidifier for dry winters, or whole-house dehumidification for sticky summers.
  5. Put it in writing. You get the findings and any quote before work starts. No pressure and no expiring offers.

Southeast is family owned and locally owned, licensed in Georgia (CR110452), and rated 5.0 on Google across 979 reviews as of September 2026. We service all major HVAC brands. And if a problem is caused by our workmanship, we'll return and correct it at no charge.

What does an air quality evaluation cost?

Straight answer: it depends on how the visit is booked.

  • As a diagnostic visit: our standard diagnostic fee is $79. It's typically charged, and we don't advertise waivers. Our Learning Center article on what the $79 diagnostic covers spells out what you get for it.
  • As part of a Family Plan visit: members already get two visits a year that include a filter change, condensate drain cleaning, condenser-coil cleaning, and operating checks, so the technician is looking at most of this anyway. The plan is $149 a year for the first system and $109 for each additional system, and more than 1,000 members are on it. Details are on the Southeast Family Plan page.
  • Equipment, if any: we don't publish IAQ product prices because every home and system is different. You'll get a written quote first. For larger projects, Service Finance options are available with credit approval; see financing terms.

Frequently asked questions

Is this a lab air quality test? +
No. Our technician evaluates the HVAC side of your air: filter, airflow, humidity, coil and drain condition, and accessible ductwork. We don't collect lab samples, run chemical tests, or make health claims. If your situation calls for lab testing, we'll say so rather than pretend our visit replaces it.
How much is an HVAC diagnostic? +
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed.
Will you try to sell me an air purifier? +
Only if the evaluation points to one. We list options in order, starting with free fixes like a filter change or a fan setting, then repairs, then equipment. You get everything in writing before deciding, and there's no expiring offer attached.
Can you test for specific contaminants? +
No. We don't do lab sampling or chemical testing of any kind. What we can do is find and fix the HVAC conditions that affect your air, such as a bypassed filter, a dirty coil, standing water in the drain pan, or a duct pulling air in from the attic.
Is the evaluation included in the Family Plan? +
Family Plan visits include a standard filter change, condensate drain cleaning, condenser-coil cleaning, and system operating checks, which covers much of what the evaluation looks at. If you want a dedicated air quality walkthrough, tell our office when you schedule so we can plan the visit.
What happens after I book online? +
Our office calls or texts to confirm the appointment. A request is not final until it is confirmed.
