Whole-House Dehumidification in Buford & North Georgia
Sticky house even with the AC on? Southeast finds the cause, then installs whole-house dehumidifiers across Buford & North Georgia. Call (770) 265-8308.
Whole-house dehumidification removes moisture from your home's air using either a properly running AC or a dedicated dehumidifier ducted into the system. Southeast diagnoses the cause first, then installs and services dehumidifiers across Buford and the surrounding communities.
What is whole-house dehumidification?
Your air conditioner does two jobs. It cools the air, and as warm, humid air passes over the cold indoor coil, moisture condenses out and runs down the drain. That second job is dehumidification, and in a North Georgia summer it's half of what makes a house feel comfortable. Air at 74 degrees and low humidity feels fine. Air at 74 degrees and high humidity feels sticky.
Whole-house dehumidification means controlling that moisture for the entire home, not one room. There are two ways to get there:
- An AC that's sized and running right. A correctly sized system runs long enough to pull real moisture out. Often the "humidity problem" is actually an AC problem, and fixing that comes first.
- A dedicated whole-house dehumidifier. A separate unit, usually ducted into the return or supply side of the system, or installed in a basement or crawlspace, with its own coil, fan, drain and humidity control. It removes moisture whether or not the AC is calling for cooling.
Portable dehumidifiers work on one room and need emptying. A whole-house unit drains itself and covers the whole system, which is why we don't recommend three portables as a fix for a house-wide problem.
How do I know my home has a humidity problem?
Homeowners in Buford, Suwanee, Lawrenceville, Duluth and Cumming usually describe it like this:
- The house feels clammy at the temperature that used to be comfortable, so the thermostat keeps creeping lower and the AC runs more without the house feeling better.
- A musty smell in the basement, in a closet on an outside wall, or from the crawlspace.
- Condensation on supply registers, on ductwork in the attic or crawl, or on the inside of windows during humid mornings.
- Spring and fall are the worst. It's humid outside but not hot enough for the AC to run much, so nothing is pulling moisture out.
- An inexpensive hygrometer (a humidity gauge from any hardware store) reads high all summer, even with the AC running.
- Doors stick and wood swells, the summer version of what dry air does in winter.
A little of this is normal in Georgia. A lot of it means the moisture is winning, and it's worth finding out why before buying equipment.
Why is my house humid even with the AC running?
This is the most common dehumidification question we get, and the answer usually isn't "you need a dehumidifier." It's one of these:
The AC is oversized
A system that's too big cools the house fast and shuts off before it has run long enough to wring out moisture. The thermostat is satisfied; the air is still wet. This is why we run a Manual J load calculation, the industry method for sizing a system to the home, on every replacement instead of matching the old unit's size. Read more in our Manual J explained article.
The system short cycles
Even a right-sized system that starts and stops every few minutes, because of a control issue, a dirty filter or a refrigerant problem, never gets into the long, steady run that removes moisture.
Leaky ductwork in a humid attic or crawlspace
Return ducts with gaps pull hot, wet attic or crawl air into the system. You're dehumidifying the house and the attic at the same time, and the attic is winning. This is a ductwork evaluation question.
Airflow that's too high
A blower set too fast moves air across the coil before it can cool enough to condense moisture. Sometimes the fix is a fan setting, not new equipment.
The crawlspace
A vented crawlspace in Georgia is humid most of the year, and that moisture moves up into the house. Sometimes the right dehumidifier is one installed in the crawl, not in the ductwork.
Shoulder seasons
When the AC doesn't need to run, nothing dehumidifies. This is the case where a dedicated dehumidifier earns its keep even on a home with a perfectly sized system.
How does Southeast handle dehumidification?
- We diagnose before we sell. Sizing, run times, refrigerant charge, airflow, filter, coil, drain and ductwork. If the humidity problem is really an AC problem, that's what we fix first. We'd rather you not buy a dehumidifier to cover for an oversized system.
- If the system is the issue and it's replacement time, we size the new one with Manual J. A variable-speed system such as the Daikin Fit can run longer at a lower speed, which gives it more time to pull moisture from the air, and that's one reason homeowners who care about humidity control often look at it. See Daikin Fit.
- If a dedicated dehumidifier is the right tool, we size it to the home, duct it into the system or set it in the basement or crawl, give it a proper drain and a humidity control, and set it up so it works with the AC rather than against it.
- We register the manufacturer's warranty for equipment we install, explain the filter and drain maintenance, and stand behind the work: if a problem is caused by our workmanship, Southeast will return and correct it at no charge.

What does whole-house dehumidification cost?
We don't publish a dehumidifier price. It depends on the unit's capacity, where it goes, how it's ducted and drained, and the control. Here's what we can say:
- Finding the cause starts with the $79 diagnostic. It's typically charged. If the fix is an AC repair or a fan setting, you get that repair quoted in writing after the diagnostic.
- Dehumidifier installs are quoted in writing after we've seen the system. We can quote during an indoor air quality service visit, a maintenance visit, or as part of a free replacement estimate if you're replacing the AC.
- Service Finance options are available through Southeast, including 18 months at 0% interest, 12 months with no payments and no interest, and 180 months at 9.99%, with credit approval; see financing terms. AC replacements start from $69 a month. Ask whether your dehumidifier project qualifies.
- Southeast Family Plan visits include condensate drain cleaning, which keeps the AC's drain clear, plus standard 1-inch filter changes and 15% off qualifying repairs. The plan is $149 a year for the first system and $109 for each additional one. See the Southeast Family Plan.
Our pricing is competitive and fair. You'll see the number in writing before any work starts.
