Replaced filters at the back of the Southeast van

Indoor air quality service is the repair and upkeep of the equipment attached to your HVAC system that filters, purifies, humidifies or dehumidifies your air. Southeast services it across Buford and the surrounding communities, starting with a diagnostic visit.

What counts as indoor air quality equipment?

"Indoor air quality" (IAQ for short) is the trade's term for everything about your air that isn't temperature: how much dust is in it, how humid or dry it feels, and whether odors hang around. Most of the equipment that manages those things bolts onto the heating and cooling system you already own:

  • Filters and media filter cabinets that catch dust, pollen, pet hair and dander before air reaches the blower.
  • Whole-house air purifiers that treat the air stream inside the ducts, beyond what a filter can catch.
  • Whole-home humidifiers that add moisture to dry winter air.
  • Whole-house dehumidifiers that pull moisture out during a sticky North Georgia summer.
  • Controls such as humidistats and the wiring that tells each piece when to run.

IAQ service is keeping all of that working: cleaning, adjusting, repairing and, when a part has reached the end of its life, replacing it. It's the repair-and-upkeep side of the picture. If you're shopping for new equipment instead, start with our air purification, air filtration, humidifier and dehumidification pages.

We service IAQ equipment on all major HVAC brands, including gear another company installed. We don't work on window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units, and we'll tell you that up front rather than send a truck for nothing.

How do I know my IAQ equipment needs service?

IAQ equipment fails quietly. A furnace that quits gets noticed within the hour. A humidifier that quits can go a whole winter without anyone realizing. Here's what homeowners in Buford, Sugar Hill, Suwanee and Lawrenceville usually notice first:

  • The house feels dry again in January even though the humidifier is switched on. Static shocks come back and wood trim starts to gap.
  • The dehumidifier runs nonstop but the basement still smells musty, or it has shut itself off and there's water underneath it.
  • An indicator light on the purifier has changed color or gone dark, and nobody remembers when the lamp or cell was last replaced.
  • Whistling or rattling at the return grille, which often means the filter is overloaded, undersized or pulling air around its edges.
  • Dust shows up faster on furniture and around the supply registers than it used to.
  • The system's own performance has slipped. Weak airflow or an AC that ices over sometimes traces back to a neglected filter or media cabinet.

None of these are emergencies the way a dead furnace on a cold night is. But they're worth a visit, because IAQ equipment that isn't working is doing nothing for you, and a few of these problems (a stuck humidifier valve, a clogged dehumidifier drain) can leave water where you don't want it.

What usually goes wrong with humidifiers, dehumidifiers and air cleaners?

After a few seasons, the same handful of issues account for most of the IAQ service calls we run. In plain terms:

Humidifier pads and water valves

A humidifier works by running water over a pad (the trade calls it a water panel) while air passes through it. Water leaves mineral scale on that pad until it can't absorb anything. Pads are a seasonal replacement item. The small electric valve that feeds water (the solenoid) can also stick open or closed. Stuck closed, no humidity. Stuck open, a slow leak and a mineral-crusted drain.

Dehumidifier drains and coils

A whole-house dehumidifier pulls water out of the air and sends it down a drain line. Like your AC's condensate drain, that line grows algae and clogs. The unit either shuts off on its float switch or overflows. Its coil also collects dust and needs cleaning, and a dirty coil is a common reason a dehumidifier runs all day without getting ahead.

Purifier lamps and cells

Ultraviolet (UV) lamps and electronic air-cleaner cells wear out on a schedule, not when they visibly break. A lamp can glow and still be spent. We check replacement dates and output, not just whether the light is on.

Filters and media cabinets

The most common IAQ failure is also the simplest: the filter is overdue, installed backwards, or the wrong size for the cabinet so air bypasses it. A too-restrictive filter can also starve the blower of air, which affects the whole system, not just air quality.

Controls and wiring

A humidistat set wrong, a low-voltage wire that came loose, or a control that was never tied into the thermostat correctly will make good equipment look broken. We check the simple stuff first.

How does Southeast service indoor air quality equipment?

  1. You call, text or book online. Our office calls or texts back to confirm the appointment. A request isn't final until it's confirmed.
  2. A technician runs the $79 diagnostic. IAQ gear depends on the system it's attached to, so we look at airflow, the filter, the coil and the drain along with the humidifier, dehumidifier or purifier itself. Read more about what the $79 diagnostic covers.
  3. We explain what we found once, in plain language, and put the repair options in writing before any work starts.
  4. We make the repair and test it. A humidifier gets checked for actual output. A dehumidifier gets checked for drainage and a falling humidity reading. A filter cabinet gets sealed so air goes through the filter, not around it.
  5. If the equipment isn't worth repairing, we say so, and we walk you through replacement options without pressure. The decision is yours.

If you're not sure what's actually going on in your air, household air quality testing is a separate visit that measures conditions before anyone recommends equipment. We'd rather measure than guess.

Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, and licensed in Georgia (CR110452). We work from one office at 4582 Atwater Ct STE 8 in Buford. Homeowners have left us 979 five-star Google reviews as of September 2026, and if a problem is caused by our workmanship, Southeast will return and correct it at no charge.

What does indoor air quality service cost?

Here's what we can say honestly before we've seen the equipment:

  • The diagnostic visit is $79. It's typically charged.
  • Repair prices depend on the part and the unit. A humidifier pad is a different job from a dehumidifier coil cleaning or a purifier lamp. We quote the repair in writing after the diagnostic, not over the phone.
  • Southeast Family Plan members save 15% on qualifying repairs and pay no after-hours charge. The plan's two yearly visits also include standard 1-inch pleated filter changes, condensate drain cleaning and condenser-coil cleaning, which covers a good share of routine IAQ upkeep. It's $149 a year for the first system and $109 for each additional one. See the Southeast Family Plan.
  • If service turns into new equipment, Service Finance options are available through Southeast, including 18 months at 0% interest, with credit approval; see financing terms.

Our pricing is competitive and fair. You'll know the cost and the why before we start.

Frequently asked questions

How much does an indoor air quality service visit cost? +
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed. The repair itself is quoted in writing after the diagnostic, once we know which part or cleaning your equipment needs.
Do you service IAQ equipment another company installed? +
Yes. We service humidifiers, dehumidifiers, air purifiers and filter cabinets on all major HVAC brands, whether or not we installed them. We do not service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units.
Does the Family Plan cover my humidifier or air purifier? +
The Family Plan includes two visits per year, standard 1-inch filter changes, system inspection and cleaning, condenser-coil and drain-line service, 15% off qualifying repairs, priority service, and no after-hours charge for members. Ask the office about humidifier pads and purifier lamps before your visit so we bring the right parts.
How quickly can Southeast get someone to my house? +
We aim to respond within 24 hours and try to answer calls 24/7, but arrival time depends on demand, weather, location, and the type of problem. IAQ equipment problems are rarely urgent, so we'll usually schedule them into a normal window.
Should I repair or replace an old humidifier or dehumidifier? +
We don't use age alone. We look at the repair cost, how well the unit was installed, its overall condition, what's likely to fail next, and whether it's actually solving the problem in your home. If a repair makes sense, we say so. If replacement makes more sense, we explain why and put options in writing.
