An HVAC system inspection is a diagnostic visit where a Southeast technician evaluates the condition of your heating and cooling equipment and gives you an honest read: what's working, what's wearing, and whether repair or replacement makes sense.
What is an HVAC system inspection, and how is it different from a tune-up?
A tune-up is for a system you plan to keep running. The technician cleans, tests, and gets it ready for the season. An inspection is for a system you have a question about. Maybe it's older, maybe you just bought the house, maybe another company told you it needs to be replaced. The technician evaluates the whole system, explains what they see, and helps you decide what to do.
We treat an inspection as a diagnostic visit, and our standard diagnostic fee is $79. It's a working evaluation, not a walk-around. It also isn't an efficiency test. We don't attach a percentage to how your system is running, because we can't measure one honestly in a single visit. What we can do is tell you its condition, what's likely to fail next, and what your real options are. If you want the pre-season version instead, that's our $49 seasonal tune-up.
When do you need an inspection instead of a tune-up?
- You're buying or just bought a home. A general home inspection and an HVAC inspection answer different questions. Ours focuses on the equipment's condition, how well it was installed, and what's likely to need attention in the next few years.
- You're selling. Knowing the system's condition before a buyer's inspector does keeps surprises out of the negotiation.
- Your system is older and you want a straight answer on whether it's worth keeping.
- Another company quoted you a replacement and you want a second set of eyes before spending that kind of money.
- You've had repeated repairs and you're tired of guessing whether the next one is the last one.
- The system runs, but the house doesn't feel right. Uneven rooms, humidity, noise, or a system that never seems to shut off.
One important line: if your system is down right now, that's a repair call, not an inspection. Same $79 diagnostic, different urgency. Head to our HVAC repair page or call us.
What does the inspection look at?
The technician evaluates the system the way we'd evaluate it for our own home. Depending on your equipment, that includes:
- The outdoor unit: coil condition, electrical and operating checks, and how it sounds and runs through a cycle.
- The indoor equipment: heat-exchanger inspection and burner and gas checks on a gas furnace, heat-strip checks on electric heat, and heating and defrost checks on a heat pump.
- Refrigerant and temperature evaluation: how much the system is actually cooling or heating the air and whether the refrigerant charge looks right.
- The condensate drain and where the water goes.
- Airflow and ductwork: a look at how air moves through the home and whether the ducts are helping or hurting. If duct problems turn up, we'll tell you what we saw. Ductwork is never quoted without an onsite evaluation, and our ductwork evaluation page explains that process.
- Installation quality: whether the system was put in the way it should have been. A newer system that was installed poorly can be a replacement candidate; an older one that was installed well may have plenty of life left.
- Fit for the home: whether the system's size and setup match the house and the ductwork it's connected to.
What you get at the end
A plain-language explanation of the system's condition, what's likely to need attention and roughly when, and written repair options with prices before any work is done. If replacement is worth discussing, we'll say so and offer a free replacement estimate as a separate visit. Every replacement we propose is sized with a Manual J load calculation, the industry method for sizing a system to the home. If replacement isn't worth discussing, we'll say that too.
We inspect all major HVAC brands. We don't inspect window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units, because those aren't services we offer, and we'd rather tell you that up front than waste your visit.
How does Southeast decide between repair and replacement?
Not by age alone, and not by a formula. We look at the evidence:
- What the immediate repair costs and whether it actually restores reliable operation.
- Installation quality. A newer system installed poorly can still be a replacement candidate.
- Overall condition and the likelihood and cost of what's coming next.
- Warranty coverage and whether parts are still available.
- Comfort, humidity, airflow, noise, and efficiency concerns you're living with.
- Whether the system is sized correctly and works with your ductwork and zoning.
- Your plans for the home and whether cash or financing matters more right now.
There's no "replace it if the repair costs half of a new system" rule here. Two homes with the same equipment can land on different answers. Our Learning Center article on whether to repair or replace your HVAC system walks through the logic in more detail, and if you land on replacement, our HVAC replacement page explains what happens next.
What does an HVAC inspection cost?
Three visits do three different jobs, and it helps to know which one you're booking:
- $49 seasonal tune-up: pre-season cleaning and testing on a system you're keeping. Promotional price while active.
- $79 inspection or diagnostic visit: a condition evaluation or a repair diagnosis. Typically charged.
- Free replacement estimate: when replacement is on the table, the in-home estimate is free.
If the inspection finds repairs, they're quoted in writing first, and Southeast Family Plan members save 15% on qualifying repairs and pay no after-hours charge. If it points toward replacement, we offer Service Finance options with credit approval; see financing terms. Approved programs include 18 months at 0% interest, 12 months with no payments and no interest, and 180 months at 9.99%, with payment examples from $59 a month for heating, $69 a month for AC, and $99 a month for a complete system. Up to $1,000 off a new system may also apply; some restrictions may apply.
Curious what the fee actually buys? Our Learning Center explains what the $79 diagnostic covers. And if the answer turns out to be "keep it, just take care of it," our preventive maintenance page shows what that looks like.
How do I book an inspection, and who shows up?
Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, and licensed in Georgia (CR110452). Our customers have given us a 5.0 Google rating across 979 reviews as of September 2026, and a lot of that comes down to telling people the truth about their equipment, including when the truth is "it's fine, keep it."
- Book. Book Service online or call or text (770) 265-8308. Tell us what prompted the inspection so the technician arrives with the right context.
- Our office confirms by call or text. A request isn't final until it's confirmed.
- The technician evaluates the system, indoors and out, and asks about what you've noticed.
- You get the read, in plain language, with written options if anything needs work. No pressure either way.
We schedule inspections from our Buford office across Buford, Cumming, Alpharetta, Milton, Gainesville, and the surrounding North Georgia area. Alpharetta, Milton, and Gainesville sit at the edge of our range; we serve them, but we don't have an office there, and scheduling depends on route and capacity. We aim to respond within 24 hours and try to answer calls 24/7. Office hours are Monday through Friday, 8 AM to 6 PM, and Saturday and Sunday, 9 AM to 1 PM.
