Preventive HVAC Maintenance in Buford & North Georgia
Year-round preventive HVAC maintenance in Buford & North Georgia: two visits, filters, coil and drain cleaning, 15% off repairs. Call (770) 265-8308.
Preventive HVAC maintenance is the year-round habit of having your heating and cooling equipment cleaned, tested, and inspected before it fails, not after. In Buford and the surrounding communities, Southeast does it through the Southeast Family Plan and seasonal visits.
What's the difference between preventive maintenance and a tune-up?
A tune-up is one visit. Preventive maintenance is the routine: a cooling visit in spring, a heating visit in fall, fresh filters, clean coils and drains, and a technician who has seen your system before and knows what's normal for it. The tune-up is where most homeowners start. Preventive maintenance is what you're doing once it happens every season without you having to remember.
At Southeast, the $49 seasonal tune-up is the single visit, and the Southeast Family Plan is the routine. This page is about the routine: what a year of it looks like, what it can and can't prevent, and what it costs.
What does a year of preventive maintenance look like?
Two visits, timed to the seasons, with a little homeowner care in between.
What our technicians handle
- Spring cooling visit. Refrigerant and temperature evaluation, a cooling performance check, condenser-coil cleaning on the outdoor unit, condensate drain cleaning, and electrical and operating checks.
- Fall heating visit. Heating safety and performance checks, heat-exchanger inspection on gas furnaces, burner and gas checks where applicable, heat-strip checks on electric heat, heat-pump heating and defrost checks, and the same electrical and operating checks.
- Filters at each visit. Family Plan visits include a standard 1-inch pleated filter change.
- Anything we notice. A worn part, a drain that's slowing down, a sound that wasn't there last year. We point it out, and if it needs work, we quote it in writing before doing anything.
What you can handle between visits
- Change accessible filters on schedule. If you're not sure what size or how often, ask the technician at your next visit. Our air filter replacement page covers the basics.
- Keep the outdoor unit clear of leaves, grass clippings, mulch, and anything stacked against it.
- Check thermostat settings and batteries before assuming the system has failed.
- Note symptoms: a new noise, a room that's suddenly warmer, water near the indoor unit. Those details help us find the cause faster.
Leave refrigerant, electrical diagnosis, gas and combustion safety, internal cleaning, airflow changes, and anything involving permits or code to us. That's not a sales line; it's where a well-meaning fix can turn into a bigger repair or a safety problem.
What can preventive maintenance actually prevent, and what can't it?
We'd rather be clear about this than oversell it.
What it's good at catching:
- A condensate drain clogging and shutting the system down, or leaking water where it shouldn't be.
- A dirty outdoor coil making the system run hot all summer and wearing out parts early.
- Restricted airflow from a neglected filter, which stresses the blower and can cause freeze-ups or overheating.
- Electrical parts that are weakening and would have failed under a heat wave or a cold snap.
- On a gas furnace, a burner or heat-exchanger problem. That's a safety check, and we don't think anyone should skip it.
What it can't do:
- Promise a year without a single breakdown. Parts fail. Maintenance lowers the odds and catches problems early; it doesn't make equipment last forever.
- Fix a system that was sized wrong or installed poorly. Maintenance keeps a system clean and checked; it can't change how it was designed or put in. That's a repair or replacement conversation, and we'll tell you if we think you're in one.
- Promise a specific energy savings number. Every home and system is different, and we won't hand you a percentage we can't stand behind.
- Tell you what your warranty requires. Written warranty terms control, so keep your maintenance records either way. Our Learning Center has a plain-language guide to HVAC warranties.
How does Southeast run a preventive maintenance visit?
- We schedule around the seasons. Members get two visits a year, and we work with you to time them before the heat and before the cold. Non-members can book online or call or text (770) 265-8308.
- Our office confirms. We call or text to confirm; a request isn't final until we do.
- The technician works the seasonal checklist. Cleaning, testing, inspecting, and the filter change for members.
- You get a plain-language update. What's fine, what's wearing, and what, if anything, needs attention. Repairs are quoted in writing first.

What does preventive maintenance cost, and why do 1,000+ homeowners use the Family Plan?
The Southeast Family Plan is our annual maintenance membership, and more than 1,000 homeowners across our service area are already part of it. It makes the routine automatic. For $149 a year for the first system and $109 for each additional system, members get:
- Two maintenance visits a year, one cooling and one heating
- Standard 1-inch pleated filter changes at those visits
- Condensate drain and condenser-coil cleaning
- 15% off qualifying repairs
- Priority service when the schedule is full
- No after-hours charge for members
- Transferability to the new homeowner if you sell; they just call us
The honest tradeoff is the annual commitment. If you only want one look at the system this season, the $49 seasonal tune-up is the lighter option while the promotion is active. If you want both seasons covered and someone to call when something goes wrong at 9 PM, the plan is built for that. Members become part of the Southeast family, and we're glad to have them.
A few more cost truths:
- Repairs found on a visit are quoted in writing before any work. Members save 15% on qualifying repairs.
- Something breaks between visits: our standard diagnostic fee is $79 and is typically charged. Members pay no after-hours charge. See our HVAC repair page for how a repair call works.
- Does the plan pay for itself? We can't put a dollar figure on that without knowing your home, and we won't guess. What we can say is exactly what's included, and that our pricing is competitive and fair.
If a maintenance visit turns into a bigger question about keeping an older system, our HVAC system inspection gives you a full repair-or-replace evaluation. If replacement is the answer, the estimate is free, and we offer Service Finance options with credit approval; see financing terms. Payment examples start at $59 a month for heating, $69 a month for AC, and $99 a month for a complete system.
