Mini-Split Maintenance in Buford & North Georgia

Mini-split maintenance and tune-ups in Buford and the surrounding communities. Filter, coil and drain cleaning. Family Plan from $149/yr. Call (770) 265-8308.

Outdoor unit set on its pad

Mini-split maintenance is a seasonal cleaning and inspection that keeps a ductless system cooling, heating and draining the way it should. Southeast Heating & Cooling maintains mini-splits across Buford and the surrounding communities through seasonal tune-ups and the Southeast Family Plan.

What does mini-split maintenance include?

A ductless system has no ductwork and no central filter, so the indoor heads do all the filtering themselves. Each head has a washable mesh filter, a coil, a blower wheel and a drain pan packed into a cabinet the size of a suitcase. Maintenance is mostly about keeping those four things clean and the outdoor unit breathing.

A Southeast mini-split maintenance visit covers:

  • Washable filters. Mini-split heads use washable mesh filters instead of a 1-inch pleated filter, so we pull, rinse and reseat the filter on every head.
  • Indoor coil and blower wheel inspected and cleaned so air actually moves across the coil.
  • Condensate drain and pump flushed and tested. This is the usual cause of a dripping head.
  • Outdoor condenser coil cleaned, and the unit cleared of leaves, grass clippings and debris.
  • Refrigerant and temperature evaluation at each head to confirm the system is cooling and heating at capacity.
  • Electrical and operating checks on the outdoor unit, the control wiring between the heads and the outdoor unit, and the disconnect.
  • Heat-pump heating and defrost checks so the system is ready before the first cold snap, not after it.
  • Remote and mode test on every head, plus a look at the line-set insulation and the wall penetrations outside.

How often does a ductless system need service?

Twice a year is the schedule we recommend: once before cooling season and once before heating season. That matches the two visits included in the Southeast Family Plan, and it lines up with how a mini-split actually works. It's a heat pump, so it runs in both seasons and never really gets a break.

Between visits there's a homeowner job too. Pull the filters out of each head and rinse them every few weeks during heavy use. Keep the outdoor unit clear. Glance at the drain outlet outside to make sure it's dripping when the system runs in summer. Those three habits, plus two professional visits, are the whole recipe.

If you've never had the system serviced, or you bought a home in Suwanee, Hoschton or Gainesville with a mini-split already on the wall, a first visit is the right time to find out what condition it's in. Our seasonal tune-ups page covers the $49 promotional tune-up; ask our office whether the current offer applies to ductless systems.

What happens when a mini-split is neglected?

Airflow drops and the coil ices

Clogged washable filters are the most common thing we find. Once airflow drops, the indoor coil can freeze, the head blows weak air, and the system runs longer for less comfort. Leave it long enough and you're paying for a repair that a rinse in the sink would have prevented.

The drain backs up

Condensate lines grow slime. When the line clogs, the pan overflows and the head drips onto whatever is under it: drywall, hardwood, a desk. On a multi-zone system, a failed condensate pump can take out a room you rarely check on.

The blower wheel loads up with dust

The blower wheel sits right behind the filter, and a fine layer of dust builds on every blade. It gets louder, moves less air, and eventually needs a deep cleaning that means pulling the head apart. Regular filter cleaning keeps it from getting there.

The outdoor unit suffocates

Grass clippings, cottonwood fluff and leaves pack into the outdoor coil. The unit works harder, runs hotter, and the fan motor and compressor take the strain. Our summer humidity and pollen in Buford and Duluth make this worse than most people expect.

Small problems hide until they aren't small

A flare fitting weeping a little refrigerant, insulation peeling off the line set, a control wire chafing on a sharp edge: none of these stop the system today. A maintenance visit is when they get caught. Ignore them and the call comes in August as a mini-split repair instead.

We won't tell you maintenance means a system never breaks down. It doesn't. What it does is keep ordinary wear from turning into an extraordinary bill.

How does Southeast maintain a mini-split?

  1. Book it. Call, text or book online. Our office confirms the appointment by call or text.
  2. Every head, not just the easy one. Our technician services each indoor unit and the outdoor unit. If a head is in a room that's hard to reach, tell us when you book so we plan the time.
  3. Clean, test, measure. Filters, coils, blower wheel, drain, outdoor coil, electrical, and a temperature check in each mode.
  4. Straight report. We'll tell you what we found, what we cleaned, and whether anything should be watched or repaired. If something needs a repair, you get a price first and you decide.

What does mini-split maintenance cost?

There are two ways to pay for it.

One-time tune-up. When the $49 seasonal tune-up promotion is active, it's a single visit at the currently advertised scope. It's a good first step if you've never had the system looked at.

Southeast Family Plan. $149 a year for the first system and $109 a year for each additional system. Members get two visits a year, the full cleaning and inspection, 15% off qualifying repairs, priority service, and no after-hours charge. The plan transfers to a new homeowner if you sell. Ask our office how a multi-zone system is counted so there are no surprises on the price.

Maintenance also matters for your warranty. Check your manufacturer warranty for any maintenance requirements, and keep your service records; they help if you ever need to make a claim. Our article on HVAC warranties explained walks through how that works. If a visit turns up a repair bigger than you'd planned for, financing is available with credit approval; see financing terms.
