Mini-Split Service in Buford & North Georgia
Mini-split service for all major ductless brands in Buford and the surrounding communities: repairs, seasonal maintenance and honest advice.
Mini-split service covers everything a ductless system needs after it's installed: repairs, seasonal maintenance, inspections and straight advice. Southeast Heating & Cooling services all major mini-split brands across Buford and the surrounding communities from our office in Buford.
What counts as mini-split service?
Service is the umbrella. Under it sit the three things a ductless system needs over its life: a repair when something fails, maintenance to keep it from failing, and an honest inspection when you're not sure which one you need. This page is the front door to all three. If you already know what you're after, mini-split repair and mini-split maintenance each have their own page. If you're adding a system, see mini-split installation.
A mini-split is a heat pump split into pieces: an outdoor unit, one or more indoor heads, a refrigerant line set and control wiring between them. Servicing one means understanding how those pieces talk to each other, because a symptom at the head is often caused at the outdoor unit and the other way around. That's a different skill set from central ductwork, and it's one our technicians use every week.
Which mini-split brands does Southeast service?
All major brands. We install Daikin, and we're a Daikin Premier Dealer, but the ductless system already on your wall in Sugar Hill or Flowery Branch may have been put in by someone else years ago. That's fine. We service all major HVAC brands, and that includes ductless equipment we didn't install.
The boundaries, so nobody wastes a trip:
- Window units are not mini-splits. A window unit sits in a window or in a sleeve through the wall as one box. A mini-split has a separate outdoor unit connected by a line set. We don't service window units.
- Commercial units, geothermal, boilers, oil furnaces and mobile-home equipment aren't services we offer.
- Light-commercial ductless in a small office or shop is something we look at case by case when it fits the residential-style equipment we work on. Ask.
If it isn't something we do, we'll say so. That isn't a service we currently offer, and we don't want to waste your time by pretending otherwise.
Is it a repair call or a maintenance call?
Homeowners ask this a lot, and the answer changes what we send and what it costs. A quick guide:
Book a repair when
- A head is blowing the wrong temperature, or nothing at all.
- Water is dripping from the indoor unit.
- The lights are blinking or an error code is showing.
- The outdoor unit won't start, or starts and shuts off.
- There's ice on the coil or the line set, or a new grinding, rattling or squealing noise.
A repair visit starts with the $79 diagnostic. We find the cause, price the fix, and you decide.
Book maintenance when
- It's been a year or more since anyone opened the heads.
- The system works, but it's weaker, louder or smells stale.
- You've bought a home with a mini-split and have no idea of its history.
- Summer or winter is coming and you'd rather find problems in April than in July.
A maintenance visit is a cleaning and inspection: washable filters, coils, blower wheels, drains, the outdoor unit, refrigerant and temperature checks, and electrical checks. If it turns up a repair, we price it before doing anything.
Not sure?
Call or text and describe it. Our office team asks a few questions and books the right kind of visit. And if a repair reveals that the system is near the end of the line, we'll be straight about that too; our repair-or-replace article lays out how we think it through. We don't decide on age alone.
What happens when I call Southeast for mini-split service?
- Reach us by call, text or online booking. We try to answer calls 24/7 and aim to respond within 24 hours. Arrival time depends on demand, weather, location and the type of problem. Family Plan members get priority.
- We confirm before we come. Our office calls or texts to confirm the appointment. A request isn't final until it's confirmed.
- A technician who works on ductless systems arrives and listens first. Which head, when it started, what you've tried.
- Diagnose or service, then explain. On a repair, the $79 diagnostic ends with a clear cause and a price. On maintenance, you get a report of what was cleaned, tested and found.
- Do the work, test every mode, clean up. Heating and cooling on every head before we leave.
- We stand behind it. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.
We're family owned and locally owned, based at 4582 Atwater Ct STE 8 in Buford, licensed in Georgia (CR110452), and we've earned 979 five-star Google reviews as of September 2026. Office hours are Monday through Friday 8 AM to 6 PM and Saturday and Sunday 9 AM to 1 PM; we're closed on major holidays. Scheduling for edge markets like Winder depends on drive time and the day's workload, and we'll be honest about that when you book.
What does mini-split service cost?
The diagnostic is $79 and is typically charged. Repair prices depend on the failure and are quoted before work starts; we don't publish them online. Maintenance is either the $49 seasonal tune-up when the promotion is active or the Southeast Family Plan at $149 a year for the first system and $109 for each additional one, with two visits, 15% off qualifying repairs, priority service and no after-hours charge for members. More than 1,000 members are already on the plan.
After-hours service for non-members has a variable charge that we confirm with you before dispatch. And when a repair turns into a replacement, financing through Service Finance is available with credit approval; see financing terms.
