Mini-split repair gets a ductless system heating or cooling again after a breakdown. Southeast Heating & Cooling repairs all major mini-split brands across Buford and the surrounding communities, and every repair starts with a diagnostic and written options.
What is mini-split repair?
A mini-split is a ductless heating and cooling system. An outdoor unit connects to one or more indoor heads through a small refrigerant line set, and each head conditions its own room or zone. Because there's no ductwork, the parts that fail are a little different from a central system, and so is the way we diagnose them.
Mini-split repair means finding which piece of that setup stopped working and putting it right. That could be a single head that won't cool, an outdoor unit that won't start, a drain that's backing up, or a control board throwing an error code. We repair single-zone and multi-zone systems, and we work on all major brands, not only the Daikin equipment we install.
We don't service window units, and we don't work on commercial units. If you're not sure whether the thing on your wall is a ductless head or a through-the-wall unit, call or text us and describe it. We'll tell you before we book anything.
When should I call about my mini-split?
Ductless systems usually tell you something is wrong before they quit completely. Call us when you notice any of these:
- One head blows warm (or cold) while the others work. On a multi-zone system this often points to a problem at that head or its line set rather than the outdoor unit.
- Water dripping from the indoor head. The condensate drain is clogged or the drain pump has failed. Shut that head off until we get there so the wall and floor stay dry.
- Blinking lights or an error code. The system has locked itself out to protect a component. Note the blink pattern or code before you reset it; that shortens our diagnosis.
- The outdoor unit hums, clicks or won't start. A capacitor, fan motor, control board or the inverter compressor may be at fault.
- Ice on the line set or indoor coil. Low refrigerant or restricted airflow can freeze the coil. Turn the system off and let it thaw before we arrive.
- A new noise or a stale smell from the head. A dirty blower wheel, a loose fan or a wet drain pan will announce itself.
Between the summer heat and the humidity we deal with in Buford, Sugar Hill and Lawrenceville, a mini-split that's struggling in July tends to go from a little off to not working at all in a hurry. We'd rather look at it early.
What goes wrong on ductless systems?
Clogged drains and condensate pumps
Every indoor head pulls moisture out of the air, and that water has to go somewhere. The drain line runs downhill to the outside or to a small pump. Dust, algae and the occasional insect clog it. The result is a head that drips or shuts down on a float switch. Clearing the line and testing the pump is a common repair, and it's one we'd rather catch on a maintenance visit than after it has stained a wall.
Dirty filters, blower wheels and coils
Mini-split heads use washable filters, and they need cleaning far more often than most people expect. When they clog, airflow drops, the coil can ice up, and the head works harder for less comfort. A blower wheel coated in dust goes out of balance and starts to whine. These aren't glamorous repairs, but they're behind a lot of the calls that start with "it just doesn't cool like it used to."
Refrigerant leaks at the flare fittings
Ductless line sets connect with flare fittings at the head and at the outdoor unit. If a flare was made poorly at installation or has loosened with vibration, refrigerant slowly escapes. We find the leak, repair the connection properly, pull a vacuum and recharge the system to the manufacturer's specification. We don't just top it off and leave the leak in place.
Communication and control faults
The indoor heads and the outdoor unit talk to each other over control wiring. A chewed wire, a loose terminal or a failed board breaks that conversation, and you'll usually see an error code. The fix ranges from a reconnection to a board replacement, and diagnosing it correctly is the whole game. Replacing a board that wasn't the problem is an expensive guess.
Fan motors, capacitors and inverter compressors
Outdoor fan motors and capacitors wear out with heat and age. Inverter compressors are reliable but not immortal, and when one fails we'll tell you plainly whether a compressor repair makes sense or whether you're better off putting that money toward a mini-split replacement.
How does Southeast repair a mini-split?
- Book by call, text or online. We try to answer calls 24/7, and we aim to respond within 24 hours. Our office calls or texts to confirm the appointment; a request isn't final until it's confirmed.
- Diagnose for $79. Our technician checks the error history, tests the electrical side, measures temperatures and pressures, inspects the drain and the coils, and traces the fault to its source.
- Explain the options before we fix anything. You'll see what failed, why, and what it costs to repair. If the smarter move is replacement, we'll say so and offer a free replacement estimate. We don't decide that on age alone.
- Repair and test. Once you approve, we make the repair and run the system through its heating and cooling modes to confirm it's right.
- Stand behind it. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.
Southeast is family owned and locally owned. We opened in 2022, we're based at 4582 Atwater Ct STE 8 in Buford, and we've earned 979 five-star Google reviews as of September 2026. Our technicians treat your home the way they'd want their own treated.
What will a mini-split repair cost?
The diagnostic is $79, and we typically charge it. What comes after depends entirely on what failed, so we don't publish repair prices online and we won't guess over the phone. You'll get a clear price for the repair before any work starts, and you decide.
Two things can make a repair easier on the budget. Southeast Family Plan members get 15% off qualifying repairs, priority service and no after-hours charge. And if the repair is big enough that replacement is the better path, financing through Service Finance is available with credit approval, including 18 months at 0% interest and 12 months with no payments and no interest; see financing terms.
