AC Service in Buford & North Georgia

AC running but not cooling right? Southeast services all major air conditioner brands in Buford and the surrounding communities. Call (770) 265-8308.

Southeast technician beside an outdoor unit

AC service is a scheduled visit from a Southeast technician who finds out why your air conditioner isn't cooling the way it should, explains it plainly, and fixes what you approve—for homeowners in Buford and across our service area.

What counts as AC service, and how is it different from a repair or tune-up?

“AC service” is the visit you book when something's off with your cooling but you're not sure what. Maybe the house runs warmer than the thermostat says. Maybe the outdoor unit is louder than it used to be. Maybe there's water near the indoor unit. You want someone to look at the whole system and tell you the truth about it.

Here's how it fits with the other cooling visits we offer:

  • AC service (this page): something's wrong or has changed, and you want a technician to find the cause and fix it. It starts with our $79 diagnostic.
  • AC repair: the system is down or clearly broken. Same diagnostic, same team, more urgency.
  • AC tune-up: nothing's wrong yet. A seasonal check-up, $49 while the promotion is active, to catch small problems before summer.
  • AC diagnostics and inspection: you want a straight repair-versus-replace opinion on an older or struggling system.
  • AC replacement: the system is at the end of the road and you want a free in-home estimate.

Not sure which one you need? Call or text and describe what you're seeing. Our office team will point you to the right visit.

When should I book an AC service call?

North Georgia summers are long and humid, and an air conditioner that's slipping usually tells you before it quits. Book service when you notice:

  • The system runs and runs but the house never reaches the set temperature.
  • Air from the vents feels cool but weak, or some rooms are much warmer than others.
  • The unit starts and stops every few minutes. We call this short cycling.
  • Ice on the copper lines or the indoor coil, even on a hot day.
  • Water on the floor around the indoor unit, or a drain pan that's full.
  • New noises: buzzing, clicking, grinding, or a loud hum from the outdoor unit.
  • The AC breaker trips more than once.
  • A musty or burning smell when the system starts.
  • The thermostat is unresponsive or shows an error.

If the system has stopped cooling completely, treat it as a repair and call us. If it's working fine and you just want a seasonal check, the tune-up is the better fit.

What can go wrong with a central air conditioner in North Georgia?

Most AC service calls come down to a handful of parts and conditions. Here's what we see most, in homeowner terms:

  • Weak or failed capacitor. A capacitor is a small cylinder that gives the motors a jolt to start. Heat wears them out. A humming outdoor unit with a fan that won't spin is the classic sign.
  • Pitted contactor. The contactor is the switch that sends power to the outdoor unit. When its contacts burn, the unit may not start, or may not shut off.
  • Clogged condensate drain. Your AC pulls moisture out of the air, and in our humidity that's a lot of water. Algae builds up in the drain line, the pan fills, and the system shuts itself off or leaks.
  • Dirty condenser coil. The outdoor coil sheds heat. Spring pollen and yard debris coat it, so the system works harder and cools less.
  • Frozen evaporator coil. The indoor coil freezes when airflow is low (dirty filter, blocked returns, failing blower) or when refrigerant is low. Ice is a symptom, not the problem.
  • Refrigerant leak. Refrigerant is the fluid that carries heat out of your home. A system doesn't “use it up.” If it's low, there's a leak that needs to be found, not just topped off.
  • Blower or fan motor trouble. Worn bearings, a bad motor, or a failed control board can stop air from moving at all.
  • Thermostat and wiring faults. Loose low-voltage wires and dead thermostat batteries cause more no-cool calls than you'd think.

Every one of these looks like “my AC isn't working right” from the living room. The diagnostic visit is how we tell them apart.

How does a Southeast AC service visit work?

We keep it simple, and we keep you in the loop:

  1. Book it. Call or text (770) 265-8308, or request a time online. We try to answer calls 24/7, and we aim to respond within 24 hours. Arrival timing depends on demand, weather, and the problem, so we don't promise a time until the office confirms it.
  2. The office confirms. A request isn't final until our office calls or texts to confirm the appointment.
  3. We listen first. The technician asks what you've noticed, then gives the system a full look, indoors and out.
  4. The $79 diagnostic. This covers the technician's time to test electrical parts, check refrigerant pressures and temperatures, inspect the coils and drain, and find the actual cause. It's typically charged on every service call.
  5. Straight options. You see the failed part and hear what it does. You get the repair price before any work starts. If the fix doesn't make sense for the age and condition of the system, we'll say so and offer a free replacement estimate instead.
  6. You approve, we work. If we have the part with us, we finish that visit. If not, we order it and tell you when we'll be back.
  7. We stand behind it. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.

We service all major AC brands. Daikin is the brand we install, and we also work on Lennox, Trane, American Standard, Goodman, Amana, and Rheem. We don't service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units. If that's what you have, we'll tell you upfront.

Southeast is independent, family owned, and locally owned. Southeast was founded in 2022, is owned by Phillip Suggs and Brian Malone, and is based in Buford, and it holds Georgia license CR110452. Homeowners have left us 979 five-star Google reviews as of September 2026.

What does AC service cost?

We'd rather be clear than clever about pricing:

  • Diagnostic visit: $79. That's the fee to find the problem, and it's typically charged.
  • Repairs: quoted before we start. Repair prices depend on the part and the system, so we don't post them online. You'll always see the number first and decide.
  • After hours and weekends. Our published hours are Monday through Friday 8 AM to 6 PM and Saturday and Sunday 9 AM to 1 PM. Outside those hours, nonmember pricing varies and we confirm it before we dispatch. Southeast Family Plan members pay no after-hours charge.
  • Family Plan members save 15% on qualifying repairs and get priority scheduling. The plan is $149 a year for the first system and $109 for each additional system, and it includes two maintenance visits. See the Southeast Family Plan.
  • If replacement is the honest answer, the estimate is free, and we offer financing through Service Finance: 18 months at 0% interest, 12 months with no payments and no interest, or 180 months at 9.99%. AC systems start as low as $69 a month with credit approval; see financing terms.

Frequently asked questions

How quickly can Southeast get someone to my house? +
We aim to respond within 24 hours and try to answer calls 24/7, but arrival time depends on demand, weather, location, and the type of problem. Our office will call or text to confirm your appointment window.
How much is an AC service call? +
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed. Repair pricing is quoted before any work starts, and Southeast Family Plan members receive 15% off qualifying repairs.
Do you service all AC brands? +
We service all major HVAC brands, but we do not service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units.
Will you push me to replace my air conditioner? +
No. We do not use age alone. We look at repair cost, installation quality, overall condition, likely upcoming failures, comfort, efficiency, warranty, and how long you plan to keep the home. If replacement makes sense, the estimate is free and the choice is yours.
What happens after I book online? +
Our office calls or texts to confirm the appointment. A request is not final until it is confirmed. If your system is completely down or the situation is urgent, call (770) 265-8308.
Is an AC service call the same as the $49 tune-up? +
No. The $49 seasonal tune-up is a preventive check-up for a system that's working. An AC service call is for a system that's acting up, and it starts with the $79 diagnostic so we can find the actual cause.
