AC Tune-Up in Buford & North Georgia

$49 AC tune-up in Buford and the surrounding communities. Coil and drain cleaning plus electrical and cooling checks. Call (770) 265-8308.

New condenser set on its pad

A Southeast AC tune-up is a $49 seasonal check-up (while the promotion is active) where a technician cleans, tests, and adjusts your air conditioner before summer, so small problems get caught early—for homeowners across Buford and the surrounding communities.

What is an AC tune-up, and what does Southeast actually check?

A tune-up is preventive. Nothing has to be broken. A technician comes out while the system is working, cleans the parts that get dirty over a year, tests the parts that wear out, and checks that the system is cooling the way it was built to. Think of it as the oil change your air conditioner never gets.

On a Southeast cooling visit, the technician works through our standard checklist:

  • Condenser-coil cleaning. The outdoor coil is how your system gets rid of heat. A year of pollen, grass clippings, and dust coats it and makes the system work harder for less cooling.
  • Condensate drain cleaning. Your AC pulls a surprising amount of water out of humid Georgia air. We clear the drain line so it doesn't back up into the pan and shut the system down in July.
  • Electrical and operating checks. We test the capacitor (the part that gives motors their starting jolt), inspect the contactor (the switch that powers the outdoor unit), and tighten connections.
  • Refrigerant and temperature evaluation. Refrigerant is the fluid that moves heat out of your home. We check pressures and the temperature drop across the indoor coil to confirm the charge is right and the system is doing its job.
  • Cooling performance check. We run the system, measure how it's cooling, and check the thermostat so what you set is what you get.
  • A plain-language report. You hear what we found, what's fine, and what's starting to wear, with a price before any repair is done.

The $49 promotional tune-up follows this cooling checklist. When you book, our office will confirm the exact scope for the current season.

When should I schedule an AC tune-up in North Georgia?

Spring, before the first stretch of real heat. That's when we can find a weak capacitor or a clogged drain at our pace instead of yours. Once the heat settles in, our schedule fills with no-cool calls, and tune-up slots get harder to find. It's also a smart move:

  • After a long stretch when the system sat idle.
  • When you've just moved in and don't know the system's history.
  • Before you list a home, so the inspection doesn't turn up surprises.
  • Any time you can't remember the last time someone looked at it.

The $49 price is a seasonal promotion. It's available while the campaign is running, and we'll tell you plainly if it isn't. Check our current specials or call the office.

What problems does a tune-up catch before they become repairs?

Most summer breakdowns start as something small a technician can see in the spring. On tune-up visits we regularly find:

  • A capacitor that's reading weak. It still starts the fan today. On the first hot afternoon, it won't. Replacing it in April is a planned repair; replacing it in July is a no-cool call.
  • A drain line that's half clogged. Algae grows in the line all year. Clearing it now prevents the overflow that shuts the system off or leaves water on the floor.
  • A coil caked in pollen. It's one of the most common reasons a healthy system loses cooling in our area, and it's an easy fix on a visit.
  • Loose or burned electrical connections. Vibration works wires loose. We tighten them before they arc.
  • Refrigerant pressures that are off. A charge that's low points to a leak. We tell you what we found and what fixing it involves, rather than topping off and hoping.
  • A filter that's restricting airflow. A choked filter can freeze the indoor coil and stress the blower. We'll show you the filter and tell you what size to keep on hand.

Find one of these on a tune-up and you get to decide, on your schedule, with the price in front of you. Southeast Family Plan members get 15% off qualifying repairs found on maintenance visits.

Will a tune-up keep my AC from breaking down?

We won't promise that. No honest company can. Here's what a tune-up does and doesn't do:

  • It does clean and test the parts that most often cause summer failures, so problems are more likely to be found early.
  • It does give you a clear picture of the system's condition and a chance to plan for repairs instead of reacting to them.
  • It doesn't repair anything by itself. If we find a failing part, we quote it and you decide.
  • It doesn't replace a diagnostic. If your system is already not cooling, book AC service or AC repair instead. That visit starts with our $79 diagnostic, which is built for finding a fault, not for seasonal maintenance.
  • It doesn't promise a breakdown-free summer or a specific change in your power bill. Systems age, and every home is different.

Should I get the $49 tune-up or join the Southeast Family Plan?

The tune-up is the right call if you want one seasonal check and nothing more. The Southeast Family Plan is the right call if you'd rather have Southeast keep up with the system year-round. Here's the honest comparison:

  • $49 tune-up: one cooling visit at the currently advertised scope, when the promotion is active. No ongoing benefits.
  • Family Plan: $149 a year for the first system and $109 for each additional system. Two visits a year (cooling and heating), standard 1-inch pleated filter changes, condensate drain and condenser-coil cleaning, 15% off qualifying repairs, priority scheduling, and no after-hours charge for members. The plan transfers to a new homeowner if you sell.

More than 1,000 North Georgia homeowners are Family Plan members. If you start with a tune-up and decide you'd rather not think about your system again, ask the technician or the office about joining. Either way, you're welcome. How does Southeast handle tune-ups across Buford and the surrounding communities?

All of our technicians work out of one office at 4582 Atwater Ct STE 8 in Buford. Because tune-ups aren't emergencies, the office schedules them around the drive from Buford and the season's workload. Buford, Braselton, Hoschton, Dacula and the Hamilton Mill area, and Lawrenceville are regular stops, and we book Alpharetta and Milton homes as approved markets a little farther out. For edge markets such as Dawsonville or Peachtree Corners, the office will be upfront about timing. See our service areas.

Whatever brand you own, we'll tune it. Southeast services all major AC brands. Daikin is the brand we install, but a tune-up isn't a sales visit. If the technician finds a system that's truly at the end of its life, you'll get a free replacement estimate and a look at financing through Service Finance, with AC systems starting as low as $69 a month with credit approval (see financing terms). The decision stays yours, and we explain how we think about it in repair or replace your HVAC system.

Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, and holds Georgia license CR110452. Homeowners have given us 979 five-star Google reviews as of September 2026. Our guys take pride in what they do, and a tune-up is a good way to see that for yourself.

Frequently asked questions

What does the $49 AC tune-up include? +
A cooling check-up on a working system: condenser-coil cleaning, condensate drain cleaning, electrical and operating checks, refrigerant and temperature evaluation, and a cooling performance check, followed by a plain-language report. Yes. The new homeowner should call Southeast so the plan can be transferred.
Do you tune up all AC brands? +
We service all major HVAC brands, but we do not service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units.
