AC Repair in Buford & North Georgia

AC not cooling? Southeast Heating & Cooling repairs all major brands in Buford and the surrounding communities. Honest quotes. Call (770) 265-8308.

Technician cleaning a condenser coil

AC repair is finding what actually failed in your cooling system and fixing that part, not guessing. Southeast repairs all major brands across Buford and the surrounding communities, starting with a diagnostic visit and written options before any work.

What does AC repair actually include?

A central air conditioner is two halves working together: the outdoor unit (the condenser, which dumps heat outside) and the indoor coil that sits with your furnace or air handler. Refrigerant moves between them, a blower pushes air across the coil, and a thermostat runs the show. AC repair means testing that whole loop, finding the part that has failed or is failing, and putting it right so the system cools the way it should.

That's different from a tune-up. A maintenance visit is for a system that's working and you want to keep it that way. A repair visit is for a system that isn't. If you're not sure which one you need, our AC diagnostics and inspection page walks through how we tell the difference.

We service all major HVAC brands, including systems we didn't install. We don't work on window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units. If your problem falls into one of those, we'll say so up front rather than waste your afternoon.

When should you call for AC repair?

Most of the homeowners we help in Buford, Sugar Hill, Suwanee, Cumming and Braselton call about one of these:

  • Warm or weak air from the vents. The system runs, but the house never catches up, especially on a humid July afternoon.
  • The outdoor unit won't start, or hums without the fan spinning. That's usually an electrical part, not the whole system.
  • Ice on the copper lines or the indoor coil. Turn the cooling off and let it thaw before we arrive. Running a frozen system can damage the compressor.
  • Water around the indoor unit. Almost always a clogged condensate drain, the line that carries away the moisture your AC pulls from the air.
  • Short cycling. The system starts, runs a few minutes, and shuts off again before the house cools.
  • New noises or smells. Grinding, squealing, buzzing, or a burnt-electrical smell all mean something is wearing out.
  • A breaker that keeps tripping when the AC tries to start.

If your system is completely down during a heat wave, our emergency AC repair page explains how we handle urgent calls. Either way, the honest answer on timing is the same: we try to answer calls 24/7 and aim to respond within 24 hours, but arrival depends on demand, weather and where you are.

What usually goes wrong with an air conditioner?

After a few summers of North Georgia heat and humidity, the same handful of parts tend to give out. Here's what we see most, in plain terms:

Capacitors and contactors

A capacitor is a small cylinder that gives the compressor and fan motors the jolt they need to start. A contactor is the switch that sends power to the outdoor unit. Both are wear items. When one fails, the unit hums, clicks or does nothing at all. These are common repairs and usually quick ones.

Refrigerant leaks

Refrigerant doesn't get used up. If the system is low, it leaked. Topping it off without finding the leak just means paying again next year. We locate the leak first, then talk through whether repairing it makes sense for the age and condition of your system.

Airflow problems

A clogged filter, a dirty indoor coil or a blower motor that's slowing down all starve the system of air. The coil gets too cold, ices over, and cooling stops. Sometimes the fix is cleaning; sometimes it's a motor.

Condensate drain clogs

Algae and dust build up in the drain line until water backs up. Many systems have a safety switch that shuts the AC off when that happens, which is why my AC quit and there's water on the floor is such a common call.

Compressor failures

The compressor is the heart of the outdoor unit and the most expensive single part. When it fails, repair versus replacement becomes a real conversation, and we'll have it with you honestly rather than push you either way.

Thermostat and wiring faults

Dead batteries, a loose low-voltage wire or a thermostat that has lost its settings can look like a broken air conditioner. We check the simple stuff first.

How does Southeast handle an AC repair call?

  1. You call, text or book online. Our office calls or texts back to confirm the appointment. A request isn't final until it's confirmed.
  2. A technician runs the $79 diagnostic. We listen to what you've noticed, then test the thermostat, electrical parts, refrigerant pressures and temperatures, airflow and drain. Read more about what the $79 diagnostic covers.
  3. We show you what failed and explain it once, in plain language. No trade jargon, no pressure.
  4. You get written options before any work starts. If a repair is the right call, we say so. If the system is in rough enough shape that replacement is worth considering, we'll tell you why and offer a free replacement estimate, but the decision is yours.
  5. We make the repair and test the system so you're not calling back next week.

We don't use age alone to recommend replacement. We look at the repair cost, how well the system was installed, its overall condition, what's likely to fail next, comfort, warranty coverage and how long you plan to stay in the home. Our AC replacement page goes deeper on that decision.

Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, and licensed in Georgia (CR110452). Homeowners have left us 979 five-star Google reviews as of September 2026, and if a problem is caused by our workmanship, Southeast will return and correct it at no charge.

What does AC repair cost?

Here's what we can tell you honestly before we've seen the system:

  • The diagnostic visit is $79. It's typically charged. We don't advertise it as waived, because we don't want to promise something the office can't honor every time.
  • Repair prices depend on the part and the system. We quote the repair in writing after the diagnostic, not over the phone. Any company quoting a repair price before looking is guessing.
  • Family Plan members save 15% on qualifying repairs and pay no after-hours charge. Membership is $149 a year for the first system and $109 for each additional one. See the Southeast Family Plan.
  • If the repair turns into a replacement, Service Finance options are available, including 18 months at 0% interest, with credit approval; see financing terms.

Our pricing is competitive and fair. We explain what you're paying for before you approve it.
