Southeast technician beside an outdoor unit

AC maintenance is a scheduled visit where a technician cleans, checks and tests your cooling system before it fails, not after. Southeast maintains air conditioners across Buford and the surrounding communities through the $49 seasonal tune-up and the Southeast Family Plan.

What is AC maintenance, and what's on the checklist?

Think of it the way you think of an oil change. Nothing is broken yet. The visit exists to keep it that way, and to catch the part that's about to fail while it's still a small job. Here's what a Southeast cooling maintenance visit covers:

  • Filter change. We replace standard 1-inch pleated filters (included for Family Plan members) and check that the filter size and fit are right for your system.
  • Condenser-coil cleaning. The outdoor coil is where your AC dumps heat. Pollen, grass clippings and cottonwood fluff pack into it every spring, and a coated coil makes the whole system work harder.
  • Condensate drain cleaning. The drain line carries away the moisture your AC pulls out of the air. Clearing it now is how you avoid a puddle, or a safety-switch shutdown, in July.
  • Electrical and operating checks. Capacitors, the contactor, wiring connections, motor amperage and the thermostat. Weak capacitors are the classic about-to-fail part a maintenance visit catches.
  • Refrigerant and temperature evaluation. We measure temperatures and pressures to confirm the system is moving heat the way it should and isn't running low.
  • Cooling performance checks. Airflow at the vents, the indoor coil, the blower and how the system runs through a full cycle.

That's the cooling side. The heating visit covers the furnace or heat pump, and the air conditioning category page shows everything else we do on the cooling side.

When should you schedule AC maintenance?

Spring, before the first real heat. North Georgia cooling season runs long, and the outdoor unit works hardest through the humid stretch of summer. A visit in March or April means problems get found on a mild day, not during the hottest week of the year when everyone else is calling too.

Other good times to book:

  • You just bought a home in Buford, Sugar Hill, Dacula, Lawrenceville or Suwanee and have no idea when the system was last serviced.
  • Your AC needed a repair last summer and you'd rather not repeat it.
  • You can't remember the last time the filter was changed.
  • Your system is under a manufacturer warranty. Warranty terms may include maintenance conditions, so check the documents that came with your system. Our guide to HVAC warranties explains what labor, parts and unit-replacement coverage each mean.

Maintenance is for a system that's working. If yours is blowing warm, leaking water or not starting, book an AC repair instead so the technician arrives ready to fix something.

What happens to an AC that's never maintained?

Skipped maintenance doesn't usually cause one dramatic failure. It causes a slow slide:

  • A dirty outdoor coil can't shed heat, so the system runs longer to reach the same temperature and the compressor works hotter than it was designed to.
  • A clogged filter or dirty indoor coil chokes airflow. The coil gets too cold, ices over, and cooling stops until it thaws.
  • A clogged drain backs up. On systems with a float switch, the AC shuts itself off. On systems without one, you find water on the floor or a stained ceiling.
  • A weakening capacitor gets missed until the day the fan won't spin.
  • Small refrigerant leaks go unnoticed until the system can't keep up.

Here's what we won't promise: a maintained AC can still break. Parts wear out and equipment ages. What maintenance does is stack the odds in your favor, keep the system running the way it was designed to, and give you a technician who has seen your equipment and can tell you honestly what shape it's in. When a maintenance visit turns up a failing part, we show it to you and explain the options. There's no obligation to fix it that day.

How does a Southeast maintenance visit go?

  1. Book online, call or text. Our office calls or texts to confirm the time.
  2. The technician arrives and works through the checklist above at both the indoor and outdoor units.
  3. You get a plain-language rundown. What was cleaned, what was measured, and anything that's wearing. If everything looks good, we say so.
  4. If something needs attention, you get written options. Family Plan members get 15% off qualifying repairs.

Southeast is family owned and locally owned, licensed in Georgia (CR110452), and has 979 five-star Google reviews as of September 2026. The Southeast Family Plan has more than 1,000 members and growing.

What can you do yourself between visits?

Plenty. Change accessible filters on schedule, keep the outdoor unit clear of grass, leaves and shrubs, check thermostat settings and batteries, and write down anything odd you notice so you can tell us. Leave refrigerant, electrical work, internal cleaning and anything involving the coils to a technician. We won't hand out instructions that could hurt you or void your warranty.

Should you pick the $49 tune-up or the Family Plan?

Both are real options, and the right one depends on what you want from us.

$49 seasonal tune-up

One cooling visit at the currently advertised scope, when the promotion is active. It's the right choice if you want a seasonal check now with no ongoing commitment. See our AC tune-up page for what's included, or check current promotions.

Southeast Family Plan

$149 a year for the first system and $109 for each additional system. It includes two visits a year (cooling and heating), standard 1-inch pleated filters, condensate drain and condenser-coil cleaning, 15% off qualifying repairs, priority service, and no after-hours charge for members. It transfers to the new homeowner if you sell. The plan makes sense if you'd rather have one company that knows your system and calls you when it's time. Details are on the Southeast Family Plan page.

Maintenance is a small annual cost. When a visit shows a system is near the end of its useful life, that's when a replacement conversation starts, and financing through Service Finance is available with credit approval; see financing terms.
