AC quit in the heat? We try to answer 24/7 and aim to respond within 24 hours across Buford & North Georgia. Call Southeast at (770) 265-8308.
Emergency AC repair is an urgent visit for a cooling system that has quit during North Georgia heat. We try to answer calls 24/7, aim to respond within 24 hours, and start with a diagnostic and written options.
What counts as an AC emergency?
An AC emergency is a cooling failure you can't safely or reasonably live with until the next open weekday slot. In Buford, Sugar Hill, Suwanee and Cumming, that usually looks like one of these:
- No cooling at all in a heat wave. The thermostat is calling, the house keeps climbing, and nothing is happening outside.
- Warm air from every vent with young kids, older family members or pets in the house.
- Water coming through a ceiling or pooling around the indoor unit. The condensate drain (the pipe that carries away the moisture your AC pulls from the air) has backed up, and water damage gets worse by the hour.
- A burning smell, smoke, or a breaker that trips again the moment you reset it. Turn the system off and leave it off.
- Loud grinding or screeching from the outdoor unit. A fan motor or compressor is failing, and running it can turn a repair into a replacement.
Some problems feel like emergencies but aren't. A system that runs and cools, just not quite enough on the hottest afternoon of the year, is usually a normal AC repair appointment. Tell us what you're seeing and we'll help you decide on the phone. A regular appointment saves a non-member the after-hours charge.
How soon can Southeast get to a house with no cooling?
We try to answer calls 24/7, and we aim to respond within 24 hours. Actual arrival depends on how many calls are ahead of you, the weather, where you live and what's wrong. We don't promise a set arrival time. We'd rather tell you the honest wait than invent one.
Our only office is at 4582 Atwater Ct STE 8 in Buford. Buford, Sugar Hill, Suwanee, Flowery Branch and Dacula are usually the quickest to reach. Cumming, Gainesville and Alpharetta are approved markets we serve. For edge markets like Lawrenceville, Duluth and Johns Creek, we'll tell you up front whether we can get there in the time you need. Check where we work if you're not sure.
What can I do before the technician arrives?
A few safe steps can protect your equipment, and one of them fixes the problem more often than you'd think:
- Check the thermostat. Make sure it's set to Cool, the set temperature is below the room reading, and the batteries aren't dead.
- Look at the filter. A filter packed with dust can starve the system of air until it shuts itself down. If it's gray and solid, swap it.
- Look for ice. If you see frost on the copper lines at the outdoor unit or on the indoor coil, turn cooling off at the thermostat and switch the fan to On. Ice has to melt before anyone can diagnose the system, and running it frozen can damage the compressor.
- Reset the breaker once. If it trips again, leave it off and tell us.
- If water is pooling, turn the system off and put a pan or towels under the drip.
- Keep the house as cool as you can. Close blinds on the sunny side, run ceiling fans, and keep doors and windows shut during the hottest part of the day.
Please don't open the unit's electrical panel, bypass a safety switch or add refrigerant from a can. That's where people and equipment get hurt.
What usually fails when an AC quits in the heat?
Heat waves don't cause new problems so much as expose weak ones. A system that limped through May gives up in July. Here's what we find most often:
A failed capacitor or contactor
The capacitor is a small cylinder that gives the compressor and fan motor the jolt they need to start. The contactor is the switch that sends power to the outdoor unit. Both weaken with heat and age. The classic sign is an outdoor unit that hums while the fan sits still, or one that clicks and does nothing. These are common repairs.
A frozen indoor coil
Low airflow (a clogged filter, a dirty coil, a weak blower) or low refrigerant from a leak lets the coil get too cold. Moisture freezes on it, the ice blocks airflow, and cooling stops. We find the cause first; the ice is only the symptom.
A backed-up condensate drain
North Georgia humidity means your AC pulls a surprising amount of water out of the air every day. Algae and dust clog the drain line, water backs up, and either a float switch shuts the system down or water finds the ceiling below. Clearing the drain restores cooling; we also check why it clogged.
A condenser fan that stopped turning
When the outdoor fan motor fails, the unit can't shed heat. Pressure climbs, the compressor overheats and shuts down on a safety, and you get warm air inside. Catch this early and it's a motor. Run it too long and the compressor pays the price.
A compressor that's done
The compressor is the heart of the outdoor unit and its most expensive part. When it fails, repair versus replacement becomes a real conversation. We'll have it honestly, on site, with numbers, rather than push you either way.
We service all major HVAC brands, including systems we didn't install. We don't service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units. If a heat pump cools your home, see heat pump repair.
How does Southeast handle an emergency AC call?
- Call or text (770) 265-8308. Tell us what you're seeing, where you are and how urgent it is. Our office or on-call team confirms timing and pricing before anyone rolls.
- The technician runs the $79 diagnostic. We listen to what you noticed, then test the thermostat, electrical parts, refrigerant pressures and temperatures, airflow and the drain. Here's what the $79 diagnostic covers.
- We show you what failed and explain it once, plainly. You get repair options with prices before any work starts.
- We make the repair and test the system so it holds through the rest of the summer, not just the drive home.
If the repair doesn't make sense, we say so. We don't use age alone. We look at the repair cost, how well the system was installed, its overall condition, what's likely to fail next, comfort, warranty and how long you plan to stay. If replacement is worth considering, we offer a free replacement estimate, and our AC replacement page explains what that involves. The decision is yours, and nobody gets talked into a new system at 9 PM on a Tuesday.
Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, licensed in Georgia (CR110452), and backed by 979 five-star Google reviews as of September 2026. If a problem is caused by our workmanship, we return and correct it at no charge.
What does emergency AC repair cost?
- Diagnostic visit: $79, typically charged. It's a standard fee, not a promotion, and any exception is a one-off customer-service decision, not something to count on.
- After hours, non-members pay an additional charge that varies. There's no flat number; our office tells you the figure before we dispatch.
- Southeast Family Plan members skip the after-hours charge, get priority service and take 15% off qualifying repairs. It's $149 a year for the first system and $109 for each additional one, with two visits a year that include coil and drain cleaning.
- Repair pricing comes after the diagnosis, in writing. A humming outdoor unit can be a capacitor or a compressor; we won't guess over the phone.
- If you're looking at a new air conditioner instead, Service Finance options include 18 months at 0% interest and AC systems from $69 a month, with credit approval; see financing terms.
Our pricing is competitive and fair. You'll get the reasoning behind the quote, not just a total.
