Emergency heating repair is urgent service for a furnace, heat pump or electric heat that quit in a North Georgia cold snap. We try to answer 24/7, aim to respond within 24 hours, and start with a diagnostic visit.

What counts as a heating emergency?

A heating emergency is a failure that leaves your home unsafe or too cold to wait for a regular appointment. Winters in Buford, Braselton and Hoschton are mild most days, so a hard freeze catches a lot of systems off guard. The calls we treat as urgent:

  • No heat at all when it's freezing outside. The thermostat is calling and nothing runs, or the blower runs and the air stays cold.
  • A furnace that starts, runs a minute or two and shuts off, over and over. That's a safety lockout doing its job, and it won't fix itself.
  • A heat pump blowing cold air for hours with the outdoor unit iced solid.
  • A gas smell anywhere near the furnace. Leave the house, call your gas utility or 911 from outside, and call us once the area is safe.
  • A carbon monoxide alarm sounding. Get everyone outside and call 911; we can inspect the furnace once the home is cleared.
  • A burning smell or smoke that doesn't fade after the season's first run.

Some things look like emergencies and aren't. Heat pump air feels cooler to the hand than furnace air, so a heat pump that's slowly warming the house is running normally, and a regular heating repair visit costs a non-member less than an after-hours one.

Is it safe to keep trying to restart my furnace?

Once or twice, yes. After that, stop. A gas furnace locks itself out when it can't prove the burners lit safely, the exhaust is venting or the cabinet isn't overheating. Resetting it over and over retries an ignition it already judged unsafe.

What you can safely do while you wait:

  1. Start at the thermostat. It should read Heat, not Cool or Off, with the set point above the room temperature. Dead batteries are worth ruling out.
  2. Check the filter. A clogged filter makes a furnace overheat and trip its limit switch. Swap it if it's packed.
  3. Check the furnace switch and the breaker. Most furnaces have a light-switch-style power switch nearby that gets bumped. Reset a tripped breaker once, not twice.
  4. For a heat pump, switch the thermostat to Emergency Heat if it has that setting. It runs the electric backup heat until we arrive.
  5. Use space heaters carefully: clear of bedding and curtains, plugged straight into the wall, never left running unattended.

Please don't relight anything by hand, bypass a safety switch or open the burner compartment. Gas work belongs to a qualified technician.

When will someone get to my house if the heat is out?

We try to answer calls 24/7, and we aim to respond within 24 hours. Arrival depends on demand, road conditions, where you live and what's wrong. We won't promise an arrival time we can't keep. On the first hard freeze of the year, Southeast Family Plan members get priority service.

Our only office is at 4582 Atwater Ct STE 8 in Buford. Buford, Sugar Hill, Flowery Branch, Braselton and Hoschton are usually the quickest to reach, and Cumming and Milton are approved markets we serve. For edge markets like Winder, Jefferson and Oakwood, we'll say up front whether we can get there in time, especially if the roads are icy. Check where we work.

What usually fails when the heat goes out?

Most no-heat calls come down to one weak part the first cold night exposes.

Gas furnaces

The usual suspects: a dirty flame sensor (the small rod that proves the burners lit), an ignitor that no longer glows, a pressure switch or inducer motor that can't prove the exhaust is venting, and a limit switch tripping because a clogged filter let the furnace overheat. A cracked heat exchanger is the serious one. It's the metal barrier between combustion gases and the air in your house, and it can't be patched. See furnace repair for gas-furnace specifics.

Heat pumps

A heat pump pulls warmth from outdoor air and depends on a defrost cycle to clear the ice that builds on the outdoor coil. When a defrost control or sensor fails, the unit ices into a block and blows cold. A stuck reversing valve leaves it in cooling mode, a failed capacitor or contactor keeps the outdoor unit from starting, and low refrigerant from a leak makes it run without ever getting warm. Heat pump repair covers these in detail.

Electric heat strips

Heat strips are the electric backup elements in a heat pump's air handler, or the only heat source in an all-electric one. A burned-out element, a failed sequencer (the relay that switches the strips on in stages) or a tripped breaker on the strip circuit means the blower runs but the air never warms.

We service all major HVAC brands, including systems we didn't install. We don't service boilers, oil furnaces, geothermal systems, window units, mobile-home equipment or commercial units, and we'll say so on the phone.

What happens when I call Southeast with no heat?

  1. Call or text (770) 265-8308 and tell us what the system is doing: clicking and going quiet, running and shutting off, iced over, or nothing. We confirm timing and any non-member after-hours charge before dispatch.
  2. A technician works the $79 diagnostic from the point of failure: the ignition and safety sequence on a gas furnace; defrost control, refrigerant charge, reversing valve and backup strips on a heat pump.
  3. We show you the failed part and put your options in writing. A flame sensor or ignitor is usually a straightforward repair. A cracked heat exchanger, or a furnace that can't prove it's venting safely, gets the plain truth: carbon monoxide is why it shouldn't run until that's addressed, and we won't use that to push a sale.
  4. We make the repair and run a full heat cycle before we leave: burners lit, exhaust venting, warm air at the registers, or a clean defrost and the strips coming on.

We keep repair-or-replace simple, even on a cold night, and we don't go by age alone: repair cost, how well the system was installed, overall condition, what's likely to fail next, comfort, warranty and how long you plan to keep the home, the framework in repair or replace your HVAC system. If replacement is worth a look, the estimate is free; heating replacement explains what's involved.

The company that shows up in a cold snap is independent, family owned and locally owned. It holds Georgia license CR110452, has 979 five-star Google reviews as of September 2026, was founded in 2022 and is owned by Phillip Suggs and Brian Malone. After hours or not, if a problem is caused by our workmanship, Southeast will return and correct it at no charge.

What will an emergency heating visit cost?

  • $79 for the diagnostic, typically charged. It covers finding the fault, not the repair or a non-member after-hours charge. Any exception is a case-by-case customer-service decision, not something we advertise.
  • Non-member after-hours charge: it varies. It isn't published, because it depends on the situation, but our office confirms it with you before a technician leaves Buford.
  • Family Plan members: no after-hours charge. Southeast Family Plan members also get priority service and 15% off qualifying repairs, for $149 a year on the first system and $109 on each additional one, and the two yearly visits include heating safety and performance checks and heat-exchanger inspection.
  • The repair price comes after the diagnosis, in writing. The same no-heat symptom can be a flame sensor or a heat exchanger; we won't quote it over the phone.
  • If it's a new heating system you need, Service Finance can spread the cost: 18 months at 0% interest, with heating-system payment examples from $59 a month, with credit approval; see financing terms.

Our pricing is competitive and fair, and a cold night doesn't change that: the number and the reasoning before you say yes.

Frequently asked questions

How quickly can Southeast get someone to my house? +
We aim to respond within 24 hours and try to answer calls 24/7, but arrival time depends on demand, weather, location, and the type of problem. Southeast Family Plan members receive priority service.
Do you charge extra for after-hours heating repair? +
After-hours charges for non-members vary and aren't published; our office confirms the amount with you before a technician is sent. Southeast Family Plan members pay no after-hours charge and get priority scheduling. The $79 diagnostic is typically charged on every repair visit.
What should I do if I smell gas near my furnace? +
Leave the house right away. Don't flip switches or light anything on the way out. Call your gas utility or 911 from outside. Once the area has been made safe, call Southeast at (770) 265-8308 and we'll inspect the furnace before it runs again.
Why is my heat pump blowing cold air? +
A few minutes of cool air during a defrost cycle is normal. Cold air for hours, an outdoor unit iced solid, or a unit that won't run is not. Switch the thermostat to Emergency Heat if it has that setting so the backup heat keeps the house livable, then call us.
How much is a heating diagnostic? +
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed. The repair itself is quoted in writing after the diagnostic.
Will you pressure me into a new furnace during an emergency? +
No. We do not use age alone. We look at repair cost, installation quality, overall condition, likely upcoming failures, comfort, efficiency, warranty, and how long you plan to keep the home. If replacement is worth considering, we'll say so and offer a free replacement estimate. The decision is yours.
