What does heating repair cover?
Heating repair means fixing whatever is keeping your home from warming up: the equipment, the controls, and the airflow that carries the heat. In most North Georgia homes that's one of three setups.
- Gas furnaces. A burner heats a metal heat exchanger, and a blower pushes air across it. Furnaces have the most safety controls of the three, and many no-heat calls trace back to one of those controls doing its job. For gas-specific detail, see our furnace repair page.
- Heat pumps. The same outdoor unit that cools your house in July runs in reverse to heat it in January. Heat pump problems usually show up as weak heat, an iced-over outdoor unit, or a system stuck in the wrong mode. Our heat pump repair page goes deeper.
- Electric heat strips. These are coils inside the air handler that work like a big toaster. They're the backup heat for a heat pump, or the only heat in some all-electric homes. When they fail, the house gets cold slowly. When they run too much, the power bill climbs.
Thermostats, blower motors, wiring, and filters sit in the middle of all three, so we check them on every call.
When should you call for heating repair?
Call when the system isn't doing what you asked, or when something changed and you don't know why. The common triggers:
- No heat at all, or the system won't turn on.
- The blower runs, but the air feels cool or barely warm.
- The system starts, runs a few minutes, and shuts off again (short cycling).
- New noises: a boom at startup, squealing, grinding, or clicking with no ignition.
- A burning smell that doesn't clear after the first few minutes.
- The outdoor heat pump unit is coated in ice and never clears.
- The thermostat is blank, unresponsive, or reads a temperature that doesn't match the room.
- A breaker trips more than once.
If you smell gas, leave the house first and call your gas utility or 911 from outside. Call us once the area is safe.
What usually goes wrong with a heating system?
Most heating failures are one part, not the whole system. Here's what we find most often, grouped by equipment type.
Gas furnace failures
A dirty flame sensor is the most common. It's a small metal rod that has to sense the flame; when soot coats it, the furnace shuts the gas off a few seconds after lighting. Hot surface ignitors, the part that glows to light the gas, crack and stop working. Pressure switches and limit switches trip when exhaust or airflow is restricted. Draft inducer motors, the small fan that clears exhaust before the burners light, wear out. Control boards fail after power surges. The one we take most seriously is a cracked heat exchanger: a safety issue, not a comfort issue, and it changes the repair-or-replace conversation.
Heat pump failures in heating mode
Heat pumps have to defrost themselves in cold, damp weather. If the defrost control or its sensor fails, the outdoor coil freezes solid and the heat drops off. Reversing valves, the part that switches the system between cooling and heating, can stick. Capacitors, which give the motors their starting kick, and contactors, the switch that powers the outdoor unit, wear out. A low refrigerant charge, usually from a leak, makes a heat pump limp along and lean on the heat strips instead.
Electric heat strip failures
Heat strips are simple, so their failures are simple: a burned-out element, a bad sequencer (the relay that stages the strips on), a tripped breaker, or a limit switch cutting them off. The sneaky version is the opposite problem: the strips run when the heat pump should be doing the work, and you only notice on the electric bill.
Parts every system shares
Clogged filters choke airflow and cause overheating and short cycling. Blower motors and their capacitors fail with age. Thermostats lose power, lose their programming, or get miswired. Loose wiring and corroded connections cause intermittent problems that are hard to catch without testing under load.
How does Southeast handle a heating repair call?
- You call, text, or book online. Our office calls or texts back to confirm the appointment. A request isn't final until we've confirmed it.
- A technician runs the $79 diagnostic. We listen to what you've noticed, then test the system: electrical readings, safety switches, error codes on the control board, gas pressure where it applies, and the heat pump's heating and defrost cycle. Our heating diagnostics and inspection page covers that visit in detail.
- We show you what failed and why. Plain language, no trade jargon. You get a repair quote before we do any work, and you decide.
- We make the repair and test the full cycle. We run a complete heating cycle before we leave. If a part has to be ordered, we tell you the plan before we go.
- We stand behind it. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.
Southeast is owned by Phillip Suggs and Brian Malone, and our technicians work on all major HVAC brands, not just the Daikin systems we install. If your equipment is something we don't work on, we'll say so on the phone.
Should you repair it or replace it?
We don't use age alone to answer that. We look at the repair cost, how well the system was installed, its overall condition, what's likely to fail next, how comfortable your home actually is, warranty coverage, and how long you plan to stay. A ten-year-old furnace with one bad ignitor gets repaired. A four-year-old system that was installed badly and has failed three times might be a replacement candidate. When replacement is the honest answer, we'll say so and offer a free replacement estimate. See our heating replacement page and our Learning Center guide to repairing or replacing your HVAC system.
What does heating repair cost?
Here's what we can tell you before we've seen the system:
- The diagnostic is $79. It's typically charged. Any waiver is a case-by-case customer-service decision, and we don't advertise one.
- Repair pricing depends on the part and the system. We quote it after the diagnosis and before the work, so there's no surprise on the invoice. We don't publish repair prices online because a flame sensor and a blower motor aren't the same job.
- Family Plan members get 15% off qualifying repairs, priority scheduling, and no after-hours charge. The Southeast Family Plan is $149 a year for the first system and $109 for each additional system, and more than 1,000 homeowners are on it.
- After-hours visits for non-members may carry an extra charge that the office confirms with you before anyone is dispatched.
- If the repair turns into a replacement, we offer financing through Service Finance, with heating systems from $59 a month with credit approval; see financing terms.
