HVAC Service in Buford & North Georgia
System running but not right? Southeast service calls in Buford & North Georgia start with an honest look and written options. Call (770) 265-8308.
HVAC service is a scheduled technician visit for a system that's running but not right: uneven rooms, humidity, odd noises, longer run times. Southeast checks it, explains what we find and fixes what you approve, across Buford and the surrounding communities.
What does “HVAC service” mean at Southeast?
We get three kinds of calls, and it helps to know which one you're making.
- Repair: the system is down, or something obviously broke. That's HVAC repair.
- Maintenance: nothing's wrong, and you want to keep it that way. That's HVAC maintenance and the Family Plan.
- Service: it runs, but something's off, and you want a technician to look, tell you what's going on and fix what makes sense. That's this page.
A service call covers any residential system: gas furnace, central air conditioner, heat pump, ductless mini-split, thermostat, and the ductwork between them. It's also the visit to book when another company has told you to replace the system and you'd like an honest evaluation before you spend that money. If you'd rather start with one side of the system, see AC service or heating service.
We service all major HVAC brands, including systems we didn't install. We don't service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units.
When should you book a service call instead of waiting?
The small stuff is what turns into the big stuff, so it's worth a look when you notice:
- Rooms that never match the thermostat, or one floor that's always off.
- A sticky, humid feel in summer even when the temperature reads fine.
- The system running much longer than it used to, or starting and stopping every few minutes.
- A noise that comes and goes: a rattle at startup, a hum from the outdoor unit, a squeal that fades.
- A thermostat that won't hold its setting or shows odd readings.
- Ice on the lines once, a breaker that tripped once, or water near the indoor unit once. Once usually means it'll happen again.
- A musty or burnt smell when the system starts.
- A utility bill that jumped with no change in how you live.
- You just bought the house and want to know what you've got before the season hits.
On timing: we try to answer calls 24/7 and aim to respond within 24 hours, but arrival depends on demand, weather, where you are and the problem. We don't promise same-day visits. Duluth and Johns Creek homeowners should know those are edge markets for us, so scheduling can depend on capacity; we'll tell you straight when you call. If the system is completely down, call instead of booking online, and see our emergency HVAC page.
What does a service visit usually turn up?
The “not right” symptoms above almost always trace back to one of a handful of causes:
- Airflow restrictions. A loaded filter, a dirty indoor coil, a blower slowing down, or ducts that leak or are too small for the system. Uneven rooms often start here.
- Refrigerant charge that's off. Low charge means a leak. We find it before adding anything, because a top-off without a fix means the same call next year.
- A drain that's partly clogged. Not enough to shut the system down yet, but enough to explain the smell or the occasional puddle.
- Electrical parts wearing out. A capacitor that tests weak or a contactor that's pitting will fail eventually; a service visit catches it while it's a small repair.
- Thermostat, controls and wiring. Loose low-voltage wires and mis-set thermostats cause more mystery calls than most people expect.
- Heating-side wear. A dirty flame sensor, a tired ignitor, heat strips that aren't all working, or a heat pump that isn't defrosting properly.
- Sizing and duct mismatch. Sometimes the humidity or the hot upstairs isn't a broken part; it's a system that was never sized or ducted right for the house. We'll say so and explain the options honestly rather than sell you a part that won't fix it.
How does a Southeast service call work, from booking to fix?
- Book online, call or text. Our office calls or texts to confirm the appointment. A request isn't final until it's confirmed.
- The technician listens first. What you've noticed, when it started, what's changed. That history is half the diagnosis.
- The $79 diagnostic. The diagnostic finds the cause; the diagnostic article explains the visit.
- A plain explanation. We show you what we found, translate the technical term once, and stop there.
- Written options. Repair now, watch it, or, if the system is in poor enough shape, a free replacement estimate. Our repair-or-replace guide lays out how we weigh it: repair cost, installation quality, condition, likely upcoming failures, warranty, comfort and your plans for the home. Not age alone.
- You approve, we fix and test. Nothing is replaced without a yes from you.
Southeast Family Plan members get priority scheduling, 15% off qualifying repairs and no after-hours charge. Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, and licensed in Georgia (CR110452). Our employees treat our customers like family, and 979 five-star Google reviews as of September 2026 say the same thing. If a problem is caused by our workmanship, we return and correct it at no charge.
What does HVAC service cost?
Current as of September 2026:
- $79 diagnostic. Typically charged. We don't advertise it as waived.
- Repairs are quoted in writing after the diagnostic. We don't quote repairs over the phone, because we'd be guessing.
- After-hours calls for non-members carry a charge that varies; the office confirms it before dispatch. Family Plan members pay no after-hours charge. The plan is $149 a year for the first system and $109 for each additional one; see the Southeast Family Plan.
- No credit-card processing fee.
- If service turns into replacement, Service Finance offers 18 months at 0% interest and payment examples from $99 a month for a complete system, with credit approval; see financing terms.
Our pricing is competitive and fair. And if what your system really needs is a $49 seasonal tune-up rather than a repair, we'll tell you that too.
