HVAC services from Southeast Heating & Cooling cover residential repair, replacement, installation, maintenance and tune-ups for homes in Buford and the surrounding communities. We're family owned, licensed in Georgia (CR110452), and we service all major brands.
What does HVAC actually cover in a North Georgia home?
HVAC stands for heating, ventilation and air conditioning. In most homes we work on around Buford, Dacula, Lawrenceville and Flowery Branch, that means one of three setups: a gas furnace paired with a central air conditioner, a heat pump that both heats and cools, or a ductless mini-split serving a room the main system doesn't reach. Each setup has an outdoor unit, an indoor unit (the furnace or air handler), the ductwork that carries air through the house and a thermostat that runs the show.
Our work is residential. We take on selected light-commercial jobs when the equipment is the same type we install in homes. We don't service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units, and we'd rather say that now than waste your time.
Which HVAC service do I need right now?
Most calls fall into one of six buckets. Pick the one that fits:
- HVAC Repair: it's not heating, not cooling, leaking, tripping a breaker or making a new noise. Starts with the $79 diagnostic.
- HVAC Service: it runs, but something seems off and you want a technician to check it and tell you what's going on.
- HVAC Tune-Up: it's working and you want it ready for summer or winter. The $49 seasonal tune-up is the entry point.
- HVAC Maintenance: you want the tune-up handled automatically twice a year, plus repair discounts and priority. That's the Southeast Family Plan.
- HVAC Replacement: the system is failing, the repair is large, or it never worked well. Starts with a free replacement estimate.
- HVAC Installation: you're adding heating and cooling to a space in your home that doesn't have it, like a finished basement or bonus room, or switching to a heat pump.
If you're not sure, call. The office can usually tell from a two-minute conversation which visit makes sense.
When is it time to replace instead of repair?
We don't use a hard age rule or a percentage formula. Here's what a technician weighs before recommending replacement:
- What the repair costs and whether it restores reliable operation.
- How well the system was installed in the first place. A newer system can still be a replacement candidate if it was installed poorly.
- Overall condition and what's likely to fail next.
- Warranty coverage and parts availability.
- Comfort problems a repair won't fix: humidity, hot rooms, noise, airflow.
- Whether the system is sized right for the home and matched to the ductwork.
- Your plans for the home and how you'd rather pay.
Our repair-or-replace guide walks through each factor. When replacement is the honest answer, we offer a free in-home estimate and let you decide.
How does Southeast do the work?
Repairs start with the $79 diagnostic. The technician finds the cause, shows you the failed part and gives you a price before touching anything. We service all major brands.
Replacements start with a Manual J load calculation, the industry method for sizing a system to the home. From there you get a written proposal with single-stage, two-stage and Daikin Fit variable-speed options, each with its own Southeast labor warranty: one year, three years and five years. Southeast pulls the required permit, includes it in the price and registers the manufacturer warranty for you. Daikin is our primary brand, and every new Daikin system we install uses R-32 refrigerant.
Maintenance follows a checklist: a standard 1-inch pleated filter change, condensate drain cleaning, condenser-coil cleaning, electrical and operating checks, refrigerant and temperature evaluation, and heating safety checks including the heat exchanger and burners where applicable.
Southeast was founded in 2022, is owned by Phillip Suggs and Brian Malone, is family owned and locally owned, and has 979 five-star Google reviews as of September 2026. More than 1,000 homeowners are on the Family Plan. If a problem is caused by our workmanship, we return and correct it at no charge.
What will HVAC service cost?
Here's every number we publish:
- $79 diagnostic on repair visits, typically charged.
- $49 seasonal tune-up while the promotion is running; AC or heating by season.
- Southeast Family Plan: $149 a year for the first system, $109 for each additional system. Two visits, standard 1-inch filters, drain and coil cleaning, 15% off qualifying repairs, priority service and no after-hours charge for members. It transfers to the new homeowner if you sell.
- Free replacement estimate, and up to $1,000 off a new system. Some restrictions may apply.
- Financing through Service Finance: payment examples from $59 a month for heating, $69 for AC and $99 for a complete system, with credit approval; see financing terms.
Repair totals depend on the diagnosis, and system totals depend on the home, so we don't publish those. Details are on the financing and Family Plan pages.
