Heating Service in Buford & North Georgia
Heating repair, $49 tune-up or replacement estimate? Southeast sorts out the right visit in Buford and nearby cities. Call (770) 265-8308.
Heating service at Southeast is whichever visit your furnace, heat pump or heat strips need: a diagnostic visit when something's wrong, a $49 seasonal tune-up when nothing is, the Family Plan for the whole year, or a free replacement estimate.
What does “heating service” mean at Southeast?
It isn't one generic service call. When a homeowner in Buford or Sugar Hill asks for heating service, they mean one of four different visits, and each has its own price, its own purpose and its own page on this site. This page is the map: what each visit is for, what it costs, how to pick between them, and where to go next.
All four cover the same equipment. Our technicians work on gas furnaces (natural gas or propane), heat pumps, the electric heat strips inside an air handler that back up a heat pump on the coldest mornings, and dual-fuel setups that pair a heat pump with a gas furnace. We service all major HVAC brands, whether or not we installed the system, and if your home heats with equipment we don't work on, we'll say so on the phone rather than send a truck. Gas-furnace owners who want the furnace-only version of this page can go straight to furnace service.
Which heating visit do I need?
Start with one question: is the system doing its job today? The answer sorts almost every call we get.
It isn't working right: the $79 diagnostic
No heat, weak heat, a system that keeps shutting itself off, a noise or a smell that's new this year. That's a repair call, and it begins with a $79 diagnostic visit so the technician can find the actual cause before anyone talks about parts. The fee is typically charged and covers the testing; the repair itself is priced separately and approved by you before it starts. Everything about that visit, including what tends to fail on each kind of equipment, is on our heating repair page. If the system is down outside office hours, emergency heating repair explains how after-hours calls work.
It works and you want to keep it that way: the $49 tune-up
If the heat comes on fine but nobody has looked at the system in a year or more, the right visit is a seasonal heating tune-up: $49 while the heating-season promotion is active, at the scope the current campaign sets, which our office confirms when you book. It's a check on a working system, not a fix for a broken one, and if it turns up a problem you get a price before anything is done.
You'd rather not think about it: The Southeast Family Plan
The plan is the ongoing version of maintenance. For $149 a year for the first system and $109 for each additional system, you get two visits a year (heating and cooling), standard 1-inch pleated filters, condensate drain and condenser-coil cleaning, 15% off qualifying repairs, priority service and no after-hours charge for members. It transfers to a new homeowner if you sell, and more than 1,000 homeowners are on it. The Family Plan page has the details, and heating maintenance covers what the heating-season visit includes, item by item.
The system is old or the repair is big: the free replacement estimate
When a technician has told you the heat exchanger is cracked, or the system has needed a repair every winter, or you simply want to know whether the next repair is worth it, the visit you want is a free in-home replacement estimate. We run a Manual J load calculation, show you the options by tier and put the price in writing, with no obligation. Our heating replacement page explains how we decide between repairing and replacing. If you'd like that repair-or-replace answer without committing to either, the diagnostics and inspection visit is built for exactly that.
How do I choose if I'm still not sure?
A few rules of thumb from the office, which sorts these calls every day:
- Broken beats scheduled. If the thermostat is calling for heat and the house isn't warming up, book the diagnostic, not the tune-up. A tune-up is a check on a working system; a failing one needs the fault found first.
- Heat pump owners lean toward the plan. A heat pump is the same equipment in July and January, so it benefits from a look each season. Two visits a year is exactly what the Family Plan includes, with the member benefits on top.
- More than one system also leans toward the plan. Each additional system is $109 a year on the plan; for the $49 tune-up, the office confirms multi-system pricing when you book.
- “Should I even fix this?” is an inspection question. If you're weighing a big repair against a new system, ask for the repair-or-replace evaluation rather than a plain repair visit. Age alone doesn't settle it for us; the evidence does, and the evaluation puts that evidence in writing.
- Still unsure? Describe it and let us route it. Tell the office what the system is doing and roughly how old it is, and they'll book the visit that fits. If a tune-up turns into a repair conversation, or a repair visit turns into a replacement conversation, you'll hear the reason and the price before anything changes.
What do the four visits cost, side by side?
The numbers in one place: $79 for the diagnostic, $49 for the seasonal tune-up while the promotion is active, $149 for the first system and $109 for each additional system on the Family Plan, and nothing for a replacement estimate. Repair prices are quoted on site after the diagnosis, never over the phone, because two systems with the same symptom can need very different fixes. After-hours visits for non-members carry a charge that varies, and the office confirms it with you before dispatch; members don't pay one. If the answer turns out to be a new system, financing through Service Finance starts from $59 a month for heating with credit approval, with the programs listed on our financing page. Before a repair visit, our Learning Center article on what the $79 diagnostic covers is worth five minutes.
How does booking heating service work?
Every visit starts the same way: call or text (770) 265-8308 or book online, and our office calls or texts back to confirm. A request isn't final until you hear from us. We try to answer calls 24/7 and aim to respond within 24 hours, and the office is open Monday through Friday, 8 AM to 6 PM, and Saturday and Sunday, 9 AM to 1 PM. Arrival time in the heating season depends on demand, weather and where you are, and we'd rather give you a real window than a promise we can't keep.
Technicians dispatch from our one office in Buford and cover Sugar Hill, Suwanee, Flowery Branch, Cumming and the rest of the approved North Georgia area. Tune-ups and replacement estimates are scheduled visits booked during regular hours; diagnostics can be booked after hours, and Family Plan members get priority scheduling.
Whatever visit you book, nothing is done to your system until you've heard what was found and what it costs. That rule is the same for a tune-up and a repair, and it's what keeps a repair visit from turning into a sales pitch. Southeast is family owned and locally owned, founded in 2022, licensed in Georgia under CR110452, and rated 5.0 on Google across 979 reviews as of September 2026. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.
