New air handler installed in a basement

A furnace tune-up is a one-time seasonal check on your gas furnace before heating season. Southeast offers it as a $49 promotional visit when the heating promotion is active, for homeowners in Buford, Suwanee, Cumming and across our service area.

What is a furnace tune-up, and how is it different from maintenance?

A tune-up is one visit. A technician comes out in the fall, runs your gas furnace through its heating checks, cleans what's dirty, and tells you what they found. It's the right choice if you want a single look before winter without signing up for anything ongoing.

Maintenance, the way we use the word, is the ongoing version: two visits a year through the Southeast Family Plan, with filters, cleaning, a repair discount and priority service built in. If you want the furnace looked after every year without thinking about it, our furnace maintenance page and the Family Plan page cover that. The furnace maintenance page is also where the item-by-item checklist lives, along with what tends to go wrong when a furnace goes years without one; we won't repeat it here.

What the $49 visit covers is set by the current campaign, and our office confirms the scope when you book. This page is about gas furnaces. If your home heats with a heat pump and electric heat strips, the heating tune-up page covers those systems, and you'll find every option on our heating services page.

When is the best time to schedule a furnace tune-up?

Early fall, before the first cold morning. That's when the promotion is running, when the schedule has the most room, and when the furnace has gone the longest without running. It's also when we can look at it without you standing in a cold house waiting.

A tune-up also makes sense when:

  • You've just moved into a home in Sugar Hill, Hoschton or anywhere in our area and have no idea when the furnace was last serviced.
  • The furnace made it through last winter but had a rough moment or two you never followed up on.
  • You're about to have family in the house for the holidays and don't want the heat to be the story.
  • The furnace is older and you'd like a technician's honest read before deciding anything.

One thing a tune-up is not: a repair. If the furnace won't start, blows cold air or keeps shutting off, book a furnace repair visit instead. That starts with our $79 diagnostic so we can find the actual fault instead of running a checklist on a furnace that's already telling us something's wrong.

What happens if the technician finds a problem?

The $49 doesn't change, and you're never required to approve a repair to get the tune-up. If something's wearing out or has already failed, the technician shows you the part, explains what it does and gives you a repair price before touching it. You can say yes, say no, or take the number and think about it. If the part has to come from a supplier, the quote includes the lead time. Family Plan members get 15% off qualifying repairs; on a promotional visit, the repair is priced as a standard repair.

Two findings get a longer conversation. A safety problem with the heat exchanger, the metal wall between the burner flame and your ducts, is something we'll tell you about plainly and right away, along with what it means for running the furnace in the meantime. And a furnace that's near the end of its life gets an honest read rather than a push: we'll explain what we saw, and the free replacement estimate is there whenever you want it. That's a separate visit with a Manual J load calculation and options in writing, and a new heating system can be financed through Service Finance from $59 a month with credit approval; see financing terms.

A tune-up lowers the odds of a surprise. It doesn't erase them, and we won't tell you it does. What you get is a furnace that's been run, checked and cleaned, plus a clear picture of its condition going into winter.

How does the tune-up compare with the $79 diagnostic and the Family Plan?

Three different visits, and the furnace's condition tells you which one:

  • $49 tune-up: the furnace runs and you want it checked. One promotional visit at the scope we're currently advertising, no membership, no ongoing commitment. Check our current promotions page or ask the office when you book to confirm it's active and what it includes.
  • $79 diagnostic: the furnace isn't running right. The fee covers finding the fault, it's typically charged, and the repair is quoted separately. It's the wrong visit for a healthy furnace and the right one for a sick one. Our article on what the $79 diagnostic covers explains how the two visits differ.
  • Family Plan: you want the furnace and the air conditioner handled every year. $149 a year for the first system and $109 for each additional system, with two visits a year, standard 1-inch pleated filters, condensate drain and condenser-coil cleaning, 15% off qualifying repairs, priority service, and no after-hours charge for members. It transfers to the new owner if you sell, and more than 1,000 homeowners are on it. Members don't book the $49 tune-up; the fall visit is already included.

How does Southeast do a furnace tune-up?

Because it's a scheduled visit rather than an emergency one, a tune-up is booked during regular hours, and our office calls or texts to confirm the day and the scope before anyone is dispatched. A request isn't final until you hear from us. The technician arrives from our Buford office at 4582 Atwater Ct STE 8, asks how the furnace behaved last winter, runs it, works through the checks the current promotion covers and cleans what needs it. Then comes the part that makes the visit worth $49 even when nothing is wrong: a plain summary of what's fine, what's wearing and what we'd keep an eye on, so you go into the cold knowing where the furnace stands.

The technician who shows up works for an independent, family-owned company. Southeast has been locally owned since it was founded in 2022, holds Georgia license CR110452, tunes up all major furnace brands whether or not we installed them, and carries a 5.0 Google rating across 979 reviews as of September 2026. The Family Plan side of the business has passed 1,000 members. The workmanship promise applies to a tune-up like any other visit: if a problem is caused by our workmanship, we return and correct it at no charge.

How do I book my furnace tune-up?

Call or text (770) 265-8308 or book service online, and our office will confirm by call or text. We're in the office Monday through Friday, 8 AM to 6 PM, and weekends 9 AM to 1 PM, and we try to answer calls 24/7. Seasonal demand affects scheduling, so booking early gives you more choice on dates.

Frequently asked questions

Is the $49 furnace tune-up really $49? +
Yes. When the seasonal promotion is active, the tune-up is $49 at the advertised scope. If the technician finds something that needs a repair, we explain it and quote it separately before doing any work. You're never required to approve a repair to get the tune-up.
Does the tune-up include a new filter? +
Family Plan visits include a standard 1-inch pleated filter. For the promotional tune-up, the scope matches the current campaign, so ask our office when you book and we'll tell you exactly what's included.
What is included in the Family Plan? +
The Family Plan includes two visits per year, standard 1-inch filter changes, system inspection and cleaning, condenser-coil and drain-line service, 15% off qualifying repairs, priority service, and no after-hours charge for members.
Can I get a tune-up if my furnace isn't working? +
A tune-up is for a furnace that's running. If yours won't start, is blowing cold air or keeps shutting off, book a repair visit instead. That starts with our $79 diagnostic so we can find the actual fault rather than run a checklist on a system that's already failing.
Will a tune-up guarantee my furnace won't break down this winter? +
No, and we won't claim it does. A tune-up lowers the odds of a surprise by catching worn and dirty parts early, and it gives you a clear read on the furnace's condition. Parts can still fail. If that happens, Family Plan members get priority service and 15% off qualifying repairs.
