Heating Tune-Up in Buford & North Georgia

$49 seasonal heating tune-up in Buford and the surrounding communities. Furnace, heat pump and heat strip checks before the cold hits.

Setting a ceiling-mounted air handler

A heating tune-up is one seasonal maintenance visit for your furnace, heat pump or heat strips: a technician tests the safety controls, checks the parts that fail most and tells you what they found. It's $49 while our promotion runs.

What is the $49 heating tune-up?

It's one visit, on one working heating system, at a promotional price. Southeast runs the offer each heating season for furnaces, heat pumps and electric heat strips, and it's meant for the homeowner who wants the system looked at now without signing up for anything. The technician tests the safety controls, runs the system through a full heating cycle, cleans what needs cleaning and gives you a plain-language read on what's fine, what's wearing and what, if anything, needs attention.

The scope of the visit follows the current campaign rather than a fixed list on this page, and our office confirms that scope, along with pricing for a second or third system, when you book. The item-by-item heating checklist for each kind of equipment, and what tends to go wrong when those items are skipped, lives on our heating maintenance page; the gas-furnace version is on furnace tune-up. This page is about the promotional visit itself: when to book it, what happens if we find something, and how it compares with the other two ways to get a technician in front of your system.

Three things it isn't. It isn't a repair visit; a system that's already failing needs a diagnostic, not a checklist. It isn't a sales visit; nobody is coming to sell you a new system. And it isn't the Southeast Family Plan; it's the one-time alternative to it.

When should I book the heating tune-up?

Early fall, for three reasons: the promotion is running, the schedule still has room, and the first cold front hasn't arrived. Months of sitting idle are hard on heating equipment, and the first cold morning is when that shows; it's far easier to look at a system in October than to wait on one in December. That said, a mid-season tune-up still counts. A heat pump checked in January is in better shape than one that never gets checked at all.

Homeowners in Buford, Dacula and Braselton tend to book it when:

  • It's been a year or more since anyone opened up the equipment.
  • They've just moved in and don't know the system's history.
  • Last winter ended with a noise, a smell or a room that never warmed up, but the system still runs.
  • They have a heat pump and want proof the backup heat strips work before the night they're needed.
  • Their equipment is under a manufacturer's warranty and they want to know what the warranty terms say about maintenance; our Learning Center piece on HVAC warranties explains how to read them.

Because it's a scheduled visit and not an emergency one, tune-ups are booked during regular office hours, Monday through Friday 8 AM to 6 PM and weekends 9 AM to 1 PM. We aim to respond to every request within 24 hours, and seasonal demand affects how far out the next opening is, which is one more reason to book before the cold.

What happens if the technician finds something?

The tune-up price doesn't change. If the technician finds a part that's wearing out, or one that's already failed and the system has been working around it, you'll see the part, hear what it does in plain words and get a repair price before anything is touched. Approving that repair is entirely your call, and declining it doesn't cost you the tune-up. When a part isn't on the truck, the quote includes how long it takes to get one. Family Plan members save 15% on qualifying repairs; on the promotional visit, a repair is priced as a standard repair.

Safety findings are handled differently from worn parts. If the technician finds something that means the system shouldn't be running, like a heat exchanger that's failed, you'll hear that plainly and on the spot, along with what it means for using the system in the meantime. And when a system is simply at the end of its useful life, you get an honest read rather than a push: we tell you what we saw and offer a free replacement estimate, which is its own visit: a Manual J load calculation, options by tier and a written price. New heating systems can be financed through Service Finance from $59 a month with credit approval; the programs are on our financing page.

A tune-up cuts down the number of things that can go wrong in January. It doesn't get that number to zero, and we won't claim it does; what it gives you is a shorter list of surprises and a clear picture of the system going into the cold.

How is the tune-up different from the $79 diagnostic and from the Family Plan?

Three visits, three jobs:

  • The $49 tune-up is for a system that works. One scheduled visit, a promotional price while the campaign runs, no membership and none of the membership benefits. If you have one system and want a fall check, this is the visit.
  • The $79 diagnostic is for a system that doesn't. No heat, cold air, short cycling, a smell or a new noise: the fee covers the testing it takes to find the cause, it's typically charged, and any repair is priced on its own. Booking a tune-up for a system that's already misbehaving gets you the wrong visit; book heating repair instead. Our article on what the $79 diagnostic covers spells out the difference.
  • The Southeast Family Plan is for a system you want handled all year. $149 a year for the first system and $109 for each additional one buys two visits (heating in fall, cooling in spring), standard 1-inch pleated filter changes, condensate drain and condenser-coil cleaning, 15% off qualifying repairs, priority service and no after-hours charge. It transfers to a new homeowner if you sell, and more than 1,000 homeowners belong. If you're already a member, skip this page; your heating visit is part of the plan.

The honest tiebreaker: one system and one season points to the tune-up. A heat pump, which needs attention in both seasons, more than one system, or a homeowner who'd rather never think about scheduling points to the Family Plan. When you're ready for the cooling side, our AC tune-up page covers the spring visit.

How does Southeast do the tune-up visit?

Book online or call or text (770) 265-8308, and our office calls or texts back with a window and confirms the scope and the price for any additional systems. The technician who arrives works out of our Buford office and covers Dacula, Braselton, Hoschton, Gainesville and the rest of the approved North Georgia area. They'll ask what the system did last winter, run it, work through the current campaign's checks, clean what needs it and walk you through the results before they leave. Nothing gets replaced without your okay and a price first. Check current specials to confirm the heating tune-up is currently running.

We're a Daikin Premier Dealer, and we tune up all major brands. Southeast is family owned and locally owned, licensed in Georgia under CR110452, and rated 5.0 on Google across 979 reviews as of September 2026. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.

Frequently asked questions

What is included in a heating tune-up? +
A heating safety and performance check for your furnace, heat pump or heat strips: heat exchanger inspection, burner and gas checks where applicable, heat-strip checks, heat-pump heating and defrost checks, electrical and operating checks, and a filter check. The exact scope of the $49 promotional visit follows the current campaign.
How much is a heating tune-up? +
It's $49 while the seasonal promotion is active; the office confirms the current scope and multi-system pricing when you book. Southeast Family Plan members get two maintenance visits a year included in the plan, which is $149 for the first system and $109 for each additional system.
Is a tune-up the same as the $79 diagnostic? +
No. A tune-up is maintenance on a system that's working. The $79 diagnostic is for a system with a problem, and it covers the testing needed to find the cause. If a tune-up uncovers a problem, we quote the repair before doing anything.
Does a tune-up include repairs? +
No. The tune-up covers inspection, testing and cleaning. If we find a part that's failing, we show you, give you a price and let you decide. Family Plan members save 15% on qualifying repairs.
Can the maintenance plan transfer to a new homeowner? +
Yes. The new homeowner should call Southeast so the plan can be transferred.
