Southeast technician working in an attic

Furnace maintenance is a yearly safety and performance check on your gas furnace. We do it for homeowners in Buford, Sugar Hill, Suwanee, Braselton and across our service area, as a single visit or through the Southeast Family Plan.

What does furnace maintenance actually include?

A gas furnace has three jobs: light safely, move heat into your ducts, and shut itself off when something isn't right. Maintenance is how we confirm all three are still happening the way the manufacturer intended. It isn't a repair, and it isn't a sales visit. It's a technician going through the furnace, top to bottom, before cold weather asks it to run every day.

On a Southeast maintenance visit, the heating side of the checklist includes:

  • Heating safety and performance checks. We watch the furnace start, run and shut down, and confirm the safety controls do their job.
  • Heat-exchanger inspection. The heat exchanger is the metal wall that keeps combustion gases separate from the air moving through your ducts. We inspect it for cracks and corrosion, because a problem there is a safety issue, not a comfort issue.
  • Burner and gas checks. We confirm the burners light cleanly and evenly and that the gas side of the furnace is behaving the way it should.
  • Electrical and operating checks. Connections, the blower motor that pushes air through the house, and the controls that tell the furnace when to run.
  • Filter change. Family Plan visits include a standard 1-inch pleated filter. A clogged filter is the most common reason a furnace overheats and shuts itself down.

If your home heats with a heat pump and electric heat strips instead of a gas furnace, the checklist is different. Our heating maintenance page covers those systems. This page is about gas furnaces, and it's one of several heating services we offer.

When should I have my furnace maintained?

Once a year, before you need heat. In North Georgia that usually means fall, ahead of the first real cold snap. A furnace that has sat idle since March is the one most likely to act up on the first cold morning, and fall is when we can look at it without you waiting on heat.

A few situations call for a visit sooner than your usual schedule:

  • You just bought the home and don't know when the furnace was last looked at.
  • The furnace was repaired last winter and you want to confirm the fix is holding.
  • You've noticed a new noise, a burning smell at startup, or rooms that used to be warm and now aren't.
  • Your furnace is getting older and you'd like an honest read on how much life it has left.

If the furnace is already down, maintenance isn't the right call. Book a furnace repair visit instead, and we'll start with a diagnostic to find the actual fault.

What goes wrong when maintenance gets skipped?

Most of the furnace failures we see in January started as small things nobody looked at in October. The most common ones:

  • A dirty flame sensor. The flame sensor is a small metal rod that proves to the furnace that the burners lit. When it's coated in residue, the furnace lights, shuts off a few seconds later, and tries again. That's a quick cleaning during maintenance and a no-heat call when it's ignored.
  • Restricted airflow. A filter that's gone a year too long makes the furnace run hot. The high-limit switch, a safety control that cuts the burners when the furnace gets too warm, keeps tripping. The furnace short-cycles, wears parts out faster and never gets the house comfortable.
  • Tired blower parts. Capacitors and motors usually give warning signs before they quit. We can often catch a weak part in the fall, when it's a planned repair instead of a cold-house emergency.
  • Heat-exchanger problems nobody checked for. These don't announce themselves. An inspection is the only way to know.

Maintenance doesn't make a furnace last forever, and we won't tell you it does. What it does is lower the odds of a surprise and give you a clear picture of where the furnace stands. If it's getting near the end, you get to plan that decision on your schedule instead of the weather's. Our guide to repairing or replacing your HVAC system explains how we think it through.

How does Southeast handle a furnace maintenance visit?

We schedule from our Buford office at 4582 Atwater Ct STE 8, and our technicians cover Buford, Sugar Hill, Suwanee, Braselton, Hoschton, Flowery Branch, Dacula and the rest of our North Georgia service area. Our office confirms every appointment by call or text, so a request isn't final until you hear from us.

During the visit, the technician works through the heating checklist, cleans what needs cleaning, and runs the furnace to see how it performs. If we find something that needs attention, we explain what it is, what it does and what your options are before anything is done. We service all major furnace brands, and we don't push replacement on a furnace that just needs a part. When a furnace really is near the end of its life, we'll say so plainly, and you can request a free replacement estimate whenever you're ready.

Southeast is independent, family owned and locally owned. We were founded in 2022 and hold Georgia license CR110452. Homeowners have left us 979 five-star Google reviews as of September 2026, and more than 1,000 homeowners are Southeast Family Plan members. If a problem is ever caused by our workmanship, we return and correct it at no charge.

What does furnace maintenance cost?

You have two options, and we'll tell you which one fits.

  • The $49 seasonal tune-up. A promotional one-time visit at the currently advertised scope, offered for heating when the fall promotion is running. It's the right pick if you want one check before winter and nothing ongoing. Details are on our furnace tune-up page.
  • The Southeast Family Plan. $149 a year for your first system and $109 a year for each additional system. You get two visits a year covering both the heating and cooling sides of your system, standard 1-inch pleated filters, condensate drain and condenser-coil cleaning, 15% off qualifying repairs, priority service, and no after-hours charge for members. The plan transfers to the new homeowner if you sell. Full details are on the Family Plan page.

The $79 diagnostic fee applies to repair calls, where we're tracking down a fault. A tune-up is priced as a tune-up, and Family Plan visits are part of your membership. If a maintenance visit turns up a repair, we quote it before we do it, and members save 15% on qualifying work. If it turns up a furnace that isn't worth repairing, a new heating system can be financed through Service Finance from $59 a month with credit approval; see financing terms.

How do I get my furnace on the calendar?

Call or text (770) 265-8308, or book service online and our office will call or text to confirm. We're in the office Monday through Friday, 8 AM to 6 PM, and weekends 9 AM to 1 PM, and we try to answer calls 24/7. If you'd rather not keep track of it yourself, the Family Plan builds both visits into your year.

Frequently asked questions

What is included in the Family Plan? +
The Family Plan includes two visits per year, standard 1-inch filter changes, system inspection and cleaning, condenser-coil and drain-line service, 15% off qualifying repairs, priority service, and no after-hours charge for members.
How much is the Family Plan? +
It is $149 annually for the first system and $109 for each additional system.
Can the maintenance plan transfer to a new homeowner? +
Yes. The new homeowner should call Southeast so the plan can be transferred.
Do I need furnace maintenance if my furnace is only a few years old? +
We recommend a yearly check regardless of age. A newer furnace still collects residue on the flame sensor, still needs a clean filter, and still benefits from a technician confirming the safety controls work. It also gives you a record of the furnace's condition from the start, which makes any future repair-or-replace decision easier.
Will you try to sell me a new furnace during a maintenance visit? +
No. Maintenance is a check, not a sales visit. If we find a repair, we explain it and quote it before doing anything. If the furnace is near the end of its life, we'll tell you why, and you can request a free replacement estimate whenever you're ready. We don't use age alone to recommend replacement.
