Southeast technician working in an attic

Southeast Heating & Cooling installs furnaces, heat pumps, and electric-heat air handlers in existing homes across Buford and the surrounding communities. Every job is sized with a Manual J load calculation and backed by a Southeast labor warranty.

We're a Daikin Premier Dealer, every new Daikin system we install uses R-32 refrigerant, and we pull the required permit and register the manufacturer warranty for you. Replacement estimates are free. Call or text (770) 265-8308 to set one up.

What does a heating installation include?

A heating installation is the whole job of putting new heating equipment into your home and making it work correctly with what's already there: the ductwork, the electrical service, the gas line and venting if you have gas, the condensate drain, and the thermostat. Setting the box in place is the easy part. Making it run the way the manufacturer designed it is what separates a good install from a bad one.

When Southeast quotes a heating installation, the price includes:

  • Removal and disposal of the old equipment.
  • The required permit, when your jurisdiction requires one. We pull it, and the permit cost is included in the quoted installation price.
  • Standard startup and commissioning, which means we run the system and measure how it's performing before we call it done.
  • Manufacturer warranty registration, handled by our office.

Ductwork is the one thing we won't price without seeing it. If the estimate turns up duct problems, we'll show you and quote that work separately after an inspection.

Which heating system should you install?

There isn't one right answer for every North Georgia home. The estimate is where we figure out which of these fits yours.

Gas furnace

If you already have gas service and a furnace, a new furnace is usually the straightforward path. Furnaces produce strong heat quickly, which matters on the handful of nights each winter when it drops well below freezing. Our furnace installation page covers gas-specific options.

Heat pump

A heat pump heats and cools with one outdoor unit, so you replace two pieces of equipment with one system. Our winters are mild most of the time, which suits a heat pump well, and electric heat strips in the air handler cover the coldest stretches. If your home is all-electric or you want to move away from gas, this is the conversation to have. See heat pump installation for details.

Air handler with electric heat strips

Some homes have an air handler with heat strips as the only heat source. Strip heat costs more to run than a heat pump, so in most cases we recommend pairing strips with a heat pump rather than relying on them alone. We'll tell you plainly if that's the situation in your house.

Single-stage, two-stage, or Daikin Fit

Whichever equipment type you choose, it comes in tiers. Single-stage runs full-on or off and carries a 1-year Southeast labor warranty. Two-stage has a low and a high setting for steadier comfort and carries a 3-year labor warranty. Daikin Fit is a variable-speed inverter system, meaning it adjusts its output continuously instead of switching on and off, and it carries a 5-year labor warranty. We show you all three side by side with the actual models proposed for your home.

How does Southeast install a heating system?

  1. Free in-home replacement estimate. A comfort consultant looks at the existing system, the ductwork, the electrical panel, the gas line and venting, and how your home is actually used.
  2. Manual J load calculation. That's the industry method for sizing the system to the home: square footage, insulation, windows, orientation, and more. We don't guess based on what was there before. Our Learning Center explains how a Manual J works.
  3. Written proposal. You get the equipment options by tier, the labor warranty for each, and the financing choices, with the permit and removal already in the number.
  4. Permit. We pull it before installation day when your jurisdiction requires one.
  5. Installation day. Our installers remove the old equipment, set the new furnace or air handler and outdoor unit, connect the gas or electrical, venting, refrigerant lines, condensate drain, and thermostat, and seal the duct connections at the equipment.
  6. Startup and commissioning. We run the system through a full heating cycle, check temperature rise, airflow, gas pressure or refrigerant charge, and the defrost cycle on a heat pump, and confirm the thermostat is controlling everything correctly.
  7. Warranty registration and follow-up. Our office registers the manufacturer warranty. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.

Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, and holds Georgia license CR110452. We have a 5.0 Google rating across 979 reviews as of September 2026.

What goes wrong with a bad heating install?

We see the results of rushed installations regularly, and a newer system can be installed so poorly that replacement becomes the better option. The usual problems:

  • Wrong size. An oversized system short-cycles, leaves rooms uneven, and wears out early. An undersized one runs constantly and still can't keep up. Both come from skipping the load calculation.
  • Ductwork ignored. New equipment attached to leaky, undersized, or disconnected ducts is starved for air. You get limit trips, noise, and weak airflow in the far rooms.
  • Gas pressure and venting never verified. A furnace that isn't set up correctly can lock out on its safety controls or vent poorly. That's a safety problem, not just a nuisance.
  • Refrigerant charged by guess. A heat pump with the wrong charge gives weak heat and leans on the heat strips.
  • No permit, no inspection. You lose the independent check that the work was done to code, and there's no record of it.
  • No commissioning. If nobody measured anything at startup, the problems show up during the first cold snap instead.
  • Warranty never registered. You may not get the coverage the equipment is eligible for. We register it for you.

What does a new heating system cost?

It depends on the home, the system size from the Manual J, the tier you choose, any duct or electrical work, and the warranty package. We don't publish cash prices online because the number isn't real until we've seen the house. What we can tell you:

  • Replacement estimates are free, and every home is different, so the estimate is the only number that counts.
  • Financing is through Service Finance, with heating systems from $59 a month with credit approval. Programs include 18 months at 0% interest, 12 months with no payments and no interest, and 180 months at 9.99%. See financing terms on our financing page.
  • You may qualify for up to $1,000 off a new system. Some restrictions may apply.
  • We accept all common forms of payment, and there's no credit-card processing fee.

What warranty comes with a new Daikin heating system?

Two layers. Southeast's labor warranty is 1 year on single-stage, 3 years on two-stage, and 5 years on Daikin Fit. Daikin's coverage on qualifying equipment includes 12-year parts, with 6-year unit replacement on qualifying single-stage systems and up to 12-year unit replacement on qualifying Fit systems, subject to Daikin's terms and registration. Your proposal spells out exactly what applies to the models you choose. Keeping the system maintained is the best way to get the most out of it, and the Southeast Family Plan handles that with two visits a year.

If you're wondering what R-32 means for you, our Learning Center covers R-32 HVAC systems in plain language.

Where does Southeast install heating systems?

We install from the Buford office across Buford, Sugar Hill, Suwanee, Braselton, Hoschton, Dacula, Cumming, and Gainesville, and we regularly take jobs in Alpharetta and Milton. Edge markets like Dawsonville and Winder are handled job by job. Installations are scheduled work, not urgent calls, so distance matters less than it does for a repair. If you're still deciding whether replacement is the right move, start with our heating replacement page, or see everything we do on the heating services page.

Are permits included? +
Southeast pulls required replacement permits, and the necessary permit cost is included in the quoted installation price.
Does Southeast install R-32 systems? +
Yes. All new Daikin systems Southeast currently installs use R-32, and our team explains the refrigerant choice during the proposal.
What brand does Southeast recommend? +
Daikin is our primary brand. We currently install Daikin R-32 systems and offer single-stage, two-stage, and Daikin Fit variable-speed options based on the home and customer priorities.
Do you register the equipment warranty? +
Yes. Southeast handles manufacturer warranty registration for systems we install.
Can I switch from a gas furnace to a heat pump? +
Often, yes. The free estimate covers whether your electrical panel and ductwork can support it and what the tradeoffs are for your home. We lay out the furnace and heat pump options side by side so you can decide.
