Ductless AC installation adds cooling to a room or addition your central system can't reach, without new ductwork. Southeast installs Daikin ductless systems across Buford and the surrounding communities, sized to the space, with a free in-home estimate.

What is ductless AC, and how is it installed?

A ductless air conditioner, also called a mini-split, cools a space without any ductwork. An outdoor unit sits on a pad or wall bracket outside. An indoor unit, usually a slim head mounted high on a wall, hangs in the room. The two are connected by a refrigerant line set, a drain line and a wiring bundle that pass through a small hole. Because the compressor is outside and the head is inside, you get quiet cooling exactly where you want it. Most ductless systems are heat pumps, so the same equipment can heat the room as well.

Installation means mounting the head, setting the outdoor unit, running the lines, giving the system its own electrical circuit and disconnect, routing the condensate drain, then pressure-testing, evacuating and charging the refrigerant circuit. A single-zone system has one head. A multi-zone system connects several heads to one outdoor unit, so each room gets its own control. For a whole-home ductless project, or the full picture of what an installation involves, see our mini-split installation page.

Which spaces are a good fit for ductless AC?

Ductless makes the most sense where running ducts is impractical or where one room needs its own control. In Buford, Cumming, Alpharetta and Milton homes, the projects we see most often are:

  • A bonus room over the garage that's always hot in summer.
  • A finished basement, sunroom or home addition the original ductwork never reached.
  • A converted garage, workshop or detached office.
  • An in-law suite or guest room that should run on its own schedule.
  • An older home with no ducts at all, cooled by a few heads instead of a central system.
  • A home office or bedroom at the far end of a long duct run that the central system can't keep up with.

Ductless isn't the answer to every hot room. If the real problem is a central system that's undersized, low on refrigerant or starved by leaky ducts, adding a head treats the symptom and leaves the cause. That's why we look at the whole house first. Sometimes the honest recommendation is a ductwork evaluation or a central AC installation instead. And one thing we don't do: we don't install or service window units. That isn't a service we offer, and we don't want to waste your time by pretending otherwise.

What can go wrong with a ductless AC installation?

Adding cooling to one room sounds simple, which is exactly why it gets rushed. When the room still isn't comfortable afterward, the cause is usually one of these:

  • Sizing the head to the house instead of the room. A bonus room over a garage takes heat through the floor, the roof and usually a big window, so guessing from square footage alone lands on the wrong head. Too large, and it shuts off before it pulls the humidity out.
  • Picking the wall for convenience, not airflow. The easiest wall to reach from outside isn't always the right one. A head blowing into a doorway, down a stairwell or at a tall cabinet leaves half the room warm.
  • Borrowing a circuit. A ductless system needs its own properly sized breaker and a disconnect at the outdoor unit. Tapping the circuit from the room next door is a tripped breaker waiting to happen.
  • A line set with nowhere to go. In a basement or an interior room, the run to the outdoor unit can be long and full of turns, and every foot and bend has to stay inside what the manufacturer allows.
  • A drain with no fall. A head mounted below grade, or with the drain routed uphill, needs a condensate pump. Without one, the water ends up on your wall.
  • Rushed refrigerant work. Flare connections that weren't tightened to spec, or a line set that never got a nitrogen pressure test and a deep vacuum, mean a slow leak and a warm room by next summer.

How does Southeast install ductless AC?

  1. Free in-home estimate. A comfort consultant stands in the room with you and talks through when it gets hot, which wall could carry the head, where the outdoor unit can sit, how the line set gets between them, and whether your panel has room for a new breaker.
  2. Manual J load calculation for the room. Manual J is the industry method for sizing equipment to a space. For one room that means square footage, ceiling height, windows and their orientation, insulation, what's above and below, and how it's used. Our Manual J article explains it. It's how we pick a head that fits the room's load, not the nearest size.
  3. Written proposal. It names the Daikin models we recommend, shows where the head and outdoor unit go, covers the line-set route, line hide and the electrical work at your panel, and gives you one price, with financing options if you want them.
  4. Permit. If the job needs one, we take care of it, and that cost is built into your quote.
  5. Installation day. Our installers hang the head on a level bracket, core the wall, route the line set, drain and wiring to the outdoor unit, add the breaker and disconnect, make up the flare connections, pressure-test with nitrogen, pull a deep vacuum and charge to the manufacturer's specification.
  6. Startup and walkthrough. We run the new zone in cooling and, if it's a heat pump, in heating, check the air temperature at the head, watch the drain outside, and show you the remote or wall control.
  7. Warranty registration. We register the manufacturer warranty for you, so there's no paperwork to chase. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.

Single-zone or multi-zone?

One room, one head is a single-zone system, the simplest install. Two or more rooms can share one outdoor unit as a multi-zone system, so each room sets its own temperature. Multi-zone takes more planning, because the outdoor unit has to match the total of all the heads within the manufacturer's limits. We're a Daikin Premier Dealer, and Daikin is the brand we install first: for ductless, that's the Daikin Entra and Oterra lines, and every new Daikin system we put in runs on R-32 refrigerant. See our Entra and Oterra page for the lineup.

What does ductless AC installation cost?

For a one-room install, the price moves with the head's capacity, the line-set run to the outdoor unit, what your electrical panel needs, how the outdoor unit is mounted, whether the drain needs a pump, line-hide covers, and the permit. That's why we don't quote ductless projects online; we'd rather stand in the room and give you a real number, free and with no obligation.

A few things you can count on:

  • Financing is available through Service Finance with credit approval: 18 months at 0% interest, 12 months with no payments and no interest, or 180-month terms at 9.99%. See financing terms.
  • Any required permit and standard startup are part of the quote, and if there's old equipment to take out, removal and disposal are included too.
  • The Southeast Family Plan can cover the new zone from year one: $149 a year for the first system and $109 for each additional one, including two visits a year, coil and drain cleaning, 15% off qualifying repairs and priority service.

Frequently asked questions

Can ductless AC cool a room my central system can't reach? +
Yes. That's the most common reason we install it. A ductless head cools the room it's in without ductwork, so a bonus room, basement, sunroom or addition gets its own cooling and its own control. We size the head with a Manual J load calculation so it fits the space.
Does a ductless system also heat? +
Most ductless systems are heat pumps, so the same equipment can heat the room as well as cool it. Your proposal names the actual models we recommend for your space so you know exactly what you're getting.
Do you install window units? +
No. We service all major HVAC brands, but we do not service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units. A ductless mini-split is the permanent, quieter alternative for a single room.
Do you perform a Manual J? +
Yes. Southeast performs Manual J load calculations for replacement projects so system sizing is based on the home rather than a simple like-for-like assumption. For a ductless install we calculate the load for the room or rooms the heads will serve.
Does Southeast install R-32 systems? +
Yes. All new Daikin systems Southeast currently installs use R-32, and our team explains the refrigerant choice during the proposal.
Do you offer HVAC financing? +
Yes. Southeast offers Service Finance options including approved promotional programs such as 18 months at 0% interest and 12 months with no payments and no interest, subject to credit approval and current terms.
