Southeast technicians giving a thumbs up beside two condensers

Ductless AC repair fixes a mini-split that's blowing warm air, dripping water, icing up or flashing an error code. Southeast repairs ductless systems across Buford and the surrounding communities, starting with a diagnostic visit. Call or text (770) 265-8308.

What does ductless AC repair cover?

A ductless mini-split has an outdoor unit with the compressor, one or more indoor heads on the wall or ceiling, and the refrigerant lines, drain and wiring that tie them together. Repair covers all of it: the head, the outdoor unit, the line set, the condensate drain, the electrical and the controls. We service all major brands, not just Daikin, and we repair single-zone and multi-zone systems. We don't service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment or commercial units, and we'll tell you that up front rather than waste your time.

This page is about cooling-season problems, which is when most ductless calls come in. If your system is struggling to heat, or you want the full picture of what we fix year-round, see mini-split repair.

What are the signs a mini-split needs repair?

Ductless systems usually tell you something's wrong before they quit. Here's what homeowners in Buford, Lawrenceville, Braselton and Hoschton call us about most in summer:

  • The head runs, but the air isn't cold. Airflow feels normal, the room just never cools down.
  • Ice on the indoor coil or the copper lines. Frost where there shouldn't be any, sometimes followed by a puddle when it melts.
  • Water dripping from the head or running down the wall beneath it.
  • A blinking light or error code on the head, and the system won't stay on.
  • The outdoor unit won't start, or it starts, runs briefly and shuts off.
  • One zone won't cool on a multi-zone system while the other heads work fine.
  • A musty smell when the head first kicks on.
  • The remote doesn't respond, or the head beeps but nothing changes.
  • New noise from the outdoor unit: rattling, grinding or a loud hum.

If the system is off and it's the only cooling for a room someone relies on, call or text. We try to answer 24/7 and aim to respond within 24 hours, though arrival depends on demand, weather, location and the type of problem. Family Plan members get priority service.

Why do ductless systems fail in cooling season?

Most summer breakdowns come back to a short list of causes, and the symptom usually points to which one:

  • Dirty filters or blower wheel. The washable filters in a mini-split head clog faster than most people expect. Low airflow makes the coil run too cold, and it ices over. The same buildup is the usual source of a musty smell.
  • A clogged drain or failed condensate pump. A mini-split pulls a lot of moisture out of the air. When the drain line clogs or the pump quits, that water has nowhere to go but the wall.
  • A refrigerant leak. The flared copper fittings at each unit are the most common leak point. Low refrigerant means warm air, ice on the lines, or an outdoor unit that shuts itself down to protect the compressor.
  • A dirty outdoor coil. Cottonwood, grass clippings and pollen block the outdoor unit so it can't shed heat.
  • Sensor or communication faults. A failed temperature sensor, or a bad connection in the wiring between the head and the outdoor unit, is behind most error codes.
  • Board or fan failures. The control boards, the outdoor fan motor and the valve that meters refrigerant to each zone on a multi-zone system all wear out eventually.
  • Power problems. A tripped breaker, a pulled disconnect or damage from a power surge during a storm.

Some of these are quick fixes. Some are a sign the system is nearing the end. The diagnostic is how we tell the difference before you spend anything on parts.

How does Southeast repair a ductless AC?

  1. Book the visit. Call, text or book online. Our office calls or texts to confirm the appointment, and the $79 diagnostic fee is disclosed at booking.
  2. Diagnostic. A technician reads any error codes, inspects the head, the outdoor unit, the line set and the drain, checks the electrical and the wiring between units, and measures temperatures and refrigerant pressures. On a multi-zone system we check each zone separately. Our diagnostic article explains what the visit includes.
  3. Straight answer. You get the cause, in plain language, and written repair options with prices before any work starts. Nothing happens without your approval.
  4. Repair. Filters and blower wheels get cleaned, drains cleared, leaks found and repaired, and sensors, boards, motors and pumps replaced. If a part has to be ordered, we tell you how long and what to do in the meantime.
  5. Test. We run the system, confirm cold air at the head, check the drain and make sure every zone is communicating before we leave.

If a problem is caused by our workmanship, Southeast will return and correct it at no charge.

Should I repair or replace it?

We don't use age alone to answer that. We look at the repair cost, installation quality, overall condition, likely upcoming failures, comfort, warranty coverage and parts availability, and how long you plan to keep the home. A cleaned coil or a new pump is an easy repair call. A failed compressor on a system that's already leaked twice is a different conversation, and we'll have it honestly. Our repair-or-replace guide walks through the logic, and our mini-split replacement page covers what a new system involves. If replacement is the answer, financing through Service Finance is available with credit approval; see financing terms.

What does a ductless AC repair cost?

The diagnostic visit is $79, and it's typically charged. We don't publish repair prices because the price depends on the part and the fix, and we don't know either until the diagnostic is done. What you can count on is a written price before the work starts, and no surprise on the invoice.

Members of the Southeast Family Plan save 15% on qualifying repairs, get priority service and pay no after-hours charge. The plan is $149 a year for the first system and $109 for each additional one, with two visits a year that include the coil and drain cleaning that heads off most of the failures above. More than 1,000 homeowners are members. For nonmembers, after-hours pricing varies, and we confirm it before dispatch.

How do I book ductless AC repair?

Call or text (770) 265-8308, or Book Service online and our office will call or text to confirm a time. We're a family-owned, locally owned company working from our Buford office across Lawrenceville, Braselton, Hoschton, Duluth and the surrounding North Georgia communities, with 979 five-star Google reviews as of September 2026. For communities at the edge of our area like Duluth, timing depends on the day's schedule, and we'll be honest about it when you call. Want to head off the next breakdown? Frequently asked questions

How quickly can Southeast get someone to my house? +
We aim to respond within 24 hours and try to answer calls 24/7, but arrival time depends on demand, weather, location, and the type of problem.
How much is an HVAC diagnostic? +
Our standard diagnostic fee is $79. It is typically charged; any waiver is a case-by-case customer-service decision and is not guaranteed.
Do you service all mini-split brands? +
We service all major HVAC brands, including ductless systems that aren't Daikin, but we do not service window units, geothermal systems, boilers, oil furnaces, mobile-home equipment, or commercial units.
Why is my mini-split dripping water? +
Usually the condensate drain is clogged or the condensate pump has failed, so the moisture the system pulls from the air has nowhere to go. Ice melting off a frozen coil can also drip. Turn the system off to protect the wall and book a diagnostic; both are common, fixable repairs.
Why is my mini-split blowing warm air? +
The most common causes are clogged filters or a dirty blower wheel that choke airflow, a refrigerant leak at a flare fitting, a dirty outdoor coil, or an outdoor unit that has shut itself down on a fault. The $79 diagnostic pinpoints which one before any parts are replaced.
Should I repair or replace my mini-split? +
We do not use age alone. We look at repair cost, installation quality, overall condition, likely upcoming failures, comfort, efficiency, warranty, and how long you plan to keep the home. We'll give you the repair price and, if replacement makes more sense, a free replacement estimate.
