Heating Maintenance in Buford & North Georgia
Seasonal heating tune-ups for furnaces and heat pumps in Buford and the surrounding communities. $49 promotional tune-up or Family Plan. Book: (770) 265-8308.
Heating maintenance is a seasonal checkup that catches small problems before the first cold snap. Southeast offers a $49 heating tune-up (promotional) or two visits a year through the Southeast Family Plan, in Buford and the surrounding communities.
Our technicians check furnaces, heat pumps, and electric heat strips, and they tell you plainly what they found and what it means. Book online, or call or text (770) 265-8308.
What does heating maintenance include?
A heating tune-up is a hands-on inspection and cleaning of the parts that fail most often, plus a check that the safety controls are doing their job. What we look at depends on the equipment.
Gas furnace
- Heating safety and performance checks, including the ignition sequence and the flame sensor (the small rod that confirms the burner lit).
- Burner and gas checks, where applicable.
- Heat exchanger inspection for cracks or corrosion.
- Electrical and operating checks: blower motor, capacitor, wiring, and control board.
- Temperature rise across the furnace, which tells us whether airflow is where it should be.
Heat pump
- Heat pump heating and defrost checks, so the outdoor unit clears ice the way it's designed to.
- Refrigerant and temperature evaluation.
- Electrical and operating checks on the outdoor unit and the air handler.
- Condensate drain cleaning, so the drain line doesn't back up.
Electric heat strips
- Heat strip checks: each element, the sequencer that stages them on, and the amperage they draw.
- A look at whether the strips are running when the heat pump should be carrying the load.
Every visit also covers the thermostat and the filter. Southeast Family Plan visits include a standard 1-inch pleated filter change. The $49 tune-up covers the scope advertised in the current promotion, and the office can confirm what's included when you book.
When should you schedule heating maintenance?
Fall is the obvious answer, before the first cold night when everyone's furnace kicks on for the first time. A few other good moments:
- You just bought the house. You don't know the system's history. A tune-up gives you a baseline, and if the previous owner was a Family Plan member, the plan can transfer to you.
- You have a heat pump. It runs all year, so it benefits from a heating check in fall and a cooling check in spring. That's exactly why the Family Plan includes two visits.
- Last winter was rough. If you had a repair or two, a checkup confirms the rest of the system is holding up.
One thing maintenance is not: a fix for a system that's already broken. If you have no heat, cold air, or short cycling right now, that's a heating diagnostic, and we'll schedule it that way.
What happens when heating maintenance gets skipped?
The parts that fail on the coldest night of the year are usually the ones a tune-up would have caught in October, when nobody else was calling.
- Furnace. A flame sensor with a season of soot on it shuts the gas off seconds after ignition. A clogged filter makes the furnace overheat and trip its limit switch, so it short cycles. And a cracked heat exchanger doesn't announce itself; someone has to look.
- Heat pump. A dirty outdoor coil and a lazy defrost cycle turn into a block of ice. A slow refrigerant leak goes unnoticed until the heat strips are doing all the work and the power bill says so.
- Heat strips. A burned-out element or a stuck sequencer means less backup heat than you think you have. You find out when the heat pump can't keep up.
- Everything. Loose electrical connections, weak capacitors, and worn motor bearings wear a little more every season until they don't.
Maintenance lowers the odds of a breakdown. It doesn't make a system immune, and we won't tell you it does.
How does Southeast do a heating tune-up?
- Book it. Online, or by call or text. Our office confirms the appointment by call or text.
- The technician works the checklist. Cleaning, testing, and measuring, not just looking. We show you readings when they're useful.
- You get a plain report. What's fine, what's wearing, and what we'd watch. If a repair is needed, you get a quote first and you decide. Family Plan members get 15% off qualifying repairs.
- We stand behind the work. If a problem is caused by our workmanship, Southeast will return and correct it at no charge.
Southeast is family owned and locally owned, founded in 2022, owned by Phillip Suggs and Brian Malone, with Georgia license CR110452 and a 5.0 Google rating across 979 reviews as of September 2026. Our technicians service all major HVAC brands.
Should you get a $49 tune-up or join the Family Plan?
Both are real options, and the right one depends on how you want to handle your system going forward.
- $49 seasonal tune-up. One visit at the currently advertised scope, when the promotion is active. Right for a homeowner who wants a heating check now without an ongoing commitment. It doesn't include a second visit, priority scheduling, the repair discount, or the after-hours benefit.
- Southeast Family Plan. $149 a year for the first system and $109 for each additional system. You get two visits a year (heating and cooling), standard 1-inch pleated filters, condensate drain and condenser coil cleaning, 15% off qualifying repairs, priority service, and no after-hours charge. The plan transfers to a new homeowner if you sell. More than 1,000 homeowners are members, and the office can walk you through the agreement before you sign up. Details are on the Southeast Family Plan page.
If you're only thinking about the heating side, our heating tune-up page covers the single-visit option, and furnace maintenance goes deeper on gas furnaces specifically. Heat pump owners can see heat pump maintenance.
What does maintenance not guarantee?
We'd rather say this up front. A tune-up can't make a 20-year-old system new, can't prevent every failure, and can't take the place of a diagnostic when something's already wrong. What it can do is catch safety problems early, find parts that are close to failing, and give you an honest read on whether the system is worth continuing to invest in. If a tune-up turns up a system that's at the end of the road, we'll say so, offer a free replacement estimate, and walk you through financing (heating systems from $59 a month with credit approval; see financing terms). Our Learning Center piece on HVAC warranties explains what's covered on new equipment.
Where does Southeast do heating maintenance?
Tune-ups are scheduled visits, so we cover the full approved area from Buford: Sugar Hill, Suwanee, Flowery Branch, Dacula, Braselton, Hoschton, Cumming, Gainesville, and the rest. Seasonal demand affects scheduling, so booking before the first cold snap gives you more choice of dates. Everything else we do on the heating side is on the heating services page.
