Furnace Service in Buford & North Georgia

Gas furnace service in Buford and the surrounding communities: repair, seasonal tune-ups, maintenance and honest replacement advice.

New air handler installed in a basement

Furnace service at Southeast Heating & Cooling covers everything a gas furnace needs over its life: repair when it fails, a seasonal tune-up or maintenance plan to keep it running, and a free estimate when replacement makes sense.

Which kind of furnace service do I need?

"Furnace service" means different things to different homeowners, so we'll start by sorting it out. Almost every call we get about a gas furnace lands in one of three buckets:

  • It's not working right. No heat, cool air from the vents, a furnace that starts and stops, a new noise or smell. That's a furnace repair call. It starts with a $79 diagnostic so we can find the actual fault before anyone talks about parts.
  • It's working, and I want to keep it that way. That's a seasonal furnace tune-up or ongoing furnace maintenance through the Southeast Family Plan. No pressure, just a technician confirming the furnace is safe and ready for winter.
  • It's old, or the repair is big, and I need a straight answer. That's a repair-versus-replace conversation, and if replacement is the right call, a free replacement estimate. We don't decide by age alone.

Not sure which bucket you're in? Call us and describe what the furnace is doing. Our office will book the right kind of visit. And if your home heats with a heat pump rather than a gas furnace, our heating services page will point you to the right place.

When is it time to call for furnace service?

Some signs mean call soon. Others mean put it on the calendar. Here's how we'd sort them.

Call soon:

  • The furnace runs, but the air from the vents is cool or barely warm.
  • It starts, runs a few minutes, and shuts off before the house is comfortable.
  • You hear a bang when the burners light, or a new grinding or squealing sound.
  • You smell gas near the furnace. Leave the house first, then call from outside.
  • The thermostat is calling for heat and nothing happens at all.

Schedule it:

  • It's fall and the furnace hasn't been looked at since last winter.
  • You've just moved in and have no service history.
  • Some rooms are warm and others never quite get there.
  • The furnace is aging and you'd like to know what to expect before the next cold snap.

For a furnace that's completely down in cold weather, our emergency heating repair page explains how after-hours calls work. The honest version: we try to answer calls 24/7 and aim to respond within 24 hours, but arrival time depends on demand, weather and where you are.

What happens if I keep running a furnace that needs service?

A gas furnace is built to protect itself. When something is wrong, its safety controls shut the burners down. That's good design, but it means the symptoms you notice are usually the furnace's way of stopping a bigger problem.

  • Short cycling, starting and stopping every few minutes, is often the high-limit switch cutting the burners because the furnace is overheating. Every one of those cycles puts wear on the igniter, the blower and the gas valve.
  • Delayed ignition, the bang at startup, happens when gas builds up before it lights. Each one stresses the metal parts inside the furnace.
  • A dirty flame sensor turns a working furnace into one that won't stay lit. It's a small part and a small fix, until it's the reason you have no heat.
  • Heat-exchanger damage is the one that matters most. The heat exchanger is the metal wall that keeps combustion gases separate from the air in your ducts. Repeated overheating can crack it, and a cracked heat exchanger is a safety problem that can't be patched.

None of this is meant to scare you. It's meant to explain why we'd rather see a furnace early. A part caught in October is a planned repair. The same part in January is a cold house. If you're weighing whether an older furnace is worth another repair, our guide to repairing or replacing your HVAC system walks through how we decide.

What does a Southeast furnace service call look like?

  1. You reach out. Call or text (770) 265-8308 or book online. Tell us what the furnace is doing and where you are.
  2. Our office confirms. We call or text to confirm the appointment. A request isn't final until you hear from us.
  3. The technician arrives and listens first. What you've heard, smelled and seen tells us a lot before the cabinet comes off.
  4. We diagnose, then explain. On a repair call, we find the fault and show you the part. On a tune-up, we walk you through what we checked. Either way, you get plain-language options and a quote before any work starts.
  5. We do the work and stand behind it. If a problem is ever caused by our workmanship, we return and correct it at no charge.

We service all major furnace brands, including furnaces we didn't install. Our technicians work out of the Buford office at 4582 Atwater Ct STE 8 and cover Buford, Flowery Branch, Dacula, Cumming, Gainesville and the surrounding North Georgia communities. Southeast is independent, family owned and locally owned, founded in 2022, licensed in Georgia (CR110452), and rated 5.0 on Google with 979 reviews as of September 2026.

What does furnace service cost?

Every furnace and every home is different, so we won't quote a repair over the phone. Here's what we can tell you up front:

  • Repair visits start with a $79 diagnostic. It's typically charged, and it covers the technician's time to find the real fault. Our article on what the $79 diagnostic covers spells it out.
  • Seasonal tune-ups are $49 when the heating-season promotion is active.
  • The Southeast Family Plan is $149 a year for the first system and $109 for each additional system, with two visits a year, standard 1-inch pleated filters, 15% off qualifying repairs, priority service and no after-hours charge for members. See the Family Plan page.
  • Replacement estimates are free. A new heating system can be financed through Service Finance from $59 a month with credit approval; see financing terms.

Our pricing is competitive and fair, and we'll always tell you the number before the work.

How do I book furnace service?
